Grassroots Funding isseeking a Fix and Flip Department Manager for our real estatedevelopment team who will monitor and follow up on real estaterehab and development projects to include retail industrial andmultifamily development.

Assist with real estate project duediligence entitlements design management permitting general rehaband construction tenant improvement construction operations andprojectdisposition.

DutiesandResponsibilities

Implement assigned duties with an exceptional level of initiativeaccuracy timeliness and costeffectiveness.

Assist in all aspects of project feasibility and duediligence.

Assist with design management estimating cost management andprojectscheduling.

Review and monitor lease construction language milestones andcriticaldates.

Review and monitor all design and construction phase documents forconformance with the leases budget andschedule.

Prepare instructions to bidders and coordinate bidding process;review contractor bids for conformance qualifications and financialfactors.

Assist in the negotiation and preparation of contracts contractpurchase orders agreement change orders and change order requests.

Assist in management of all rehab and constructionactivities.

Maintain positive and professional relationships with generalcontractors subcontractors municipalities tenants lenders leasingagents and joint venturepartners.

Attend weekly rehab and construction meetings for assignedprojects.

Assist in the review management and expediting of all contractorRFIs submittals pay applications and projectdraws.

Assist in rehab and construction quality assurancemanagement.

Manage and update project specific developmentschedules.

Manage the timely completion of project punch lists and closeoutrequirements.

Manage the completion of all rehab and construction warrantyrequests.

Assist in the management of tenant improvement drawing reviewapproval andcoordination.

Other duties asassigned.
