Granite Properties is Hiring a Chief Engineer Near Atlanta, GA

Position Responsibilities:

Building Engineering Operations

  • Responsible for the overall direction, coordination, and evaluation of building engineering operations.
  • Provide technical expertise and guidance to Property Manager and engineer staff on property specific engineering issues and topics;
  • Assure that all life safety systems, emergency equipment, and training procedures are followed at each specific property.
  • Develop procedures, processes and standards for updating and maintaining building engineering related data management systems.
  • Assist Property Manager in establishing and implementing client service goals, measurable objectives and standards for all engineering staff, programs and procedures.

Employee Relations

  • Assist in interviewing, hiring and training employees;
  • Plan, assign, and direct work;
  • Provide performance feedback and improvement plans to employees;
  • Address complaints and problem solve with employees, customers, and vendors;
  • Implement clear, measurable performance objectives, personal development goals, and staffing plans that assure building engineering and overall goals and objectives are met.
  • Conduct performance appraisal meetings with engineering staff, periodically and at least annually, and recommend input to annual salary plans;

Project Management

  • Lead and coordinate maintenance and operational programs to assure maximum life and reliability of all MEP maintenance, communications, and energy management systems;
  • Implement and assure all preventative maintenance objectives are met;
  • Assist Property Experience Team in maintaining physical appearance and condition standards for all properties. Conduct frequent and regular site inspections and implement corrective measures as required
  • Administer, along with Property Manager, lease administration functions such as: approving all tenant finish drawings regarding existing MEP modifications and add on’s, evaluating and monitoring tenant compliance to lease provisions, answering questions about MEP’s, and analyze escalation efficiency and costs for heating, ventilation and air conditioning (HVAC) and excess energy billings;

Budget

  • Develop with the Property Manager, a property specific engineering budget;
  • Implement and monitor expenses directly related to each specific site engineering budget;
  • Manage all inventory control programs and systems to the highest accuracies and cost efficiencies;
  • Perform expense management functions for suppliers and outside MEP contractors;
  • Expense management functions for suppliers include initiating and coordinating bidding and pricing, sourcing and selecting vendors, issuing purchase orders and receipt of contract, and confirming approval payment of goods or services;
  • Expense management functions for outside MEP contractors include evaluating performance and contract cost, establishing competitive bidding provisions and quality and cost control, and selecting contractor and vendors
  • Ad hoc responsibilities as assigned.

Qualifications/Requirements:

  • 2 – 4 year degree, such as an Associate’s degree or trade education in HVAC or Electrical Engineer preferred, high school diploma or General Education Degree (GED) required.
  • 7-10 years related experience
  • Appropriate city licenses, SMA or SMT, Maintenance Electrician License, Stationary Engineer License or HVAC Contractor’s License required
  • Advanced specialized building system certifications in such areas as heating, ventilation, and air conditioning (HVAC), energy management, air and water quality, safety and security, MEP and electronics.
  • Strong supervisory experience
  • Strong mechanical and electrical aptitude required.
  • Must have general computer skills and be familiar with Outlook, Word and Excel
  • Must have a reliable form of transportation to travel to the different work locations in the surrounding area.

Physical Requirements:

  • Hearing and visual ability to observe and detect and appropriately react to signs of emergency situations.
  • Ability to stand, walk, reach with hands and arms, climb or balance, kneel, crouch, or crawl.
  • Ability to lift and/or move 50 to 100 pounds.

Travel Required:

Up to 5% travel.
