Description

Job Summary

The Maintenance Supervisor is a hands-on position responsible for the maintenance of 18 properties but spends about half of their time supervising three maintenance technicians, inspecting work, inspecting properties, managing vendors and managing workflow. This position is provided a take home company vehicle.

Essential Duties and Responsibilities

  • Provide courteous, consistent, professional, and knowledgeable customer service to both internal staff and external customers/vendors.
  • Drive to multiple locations on a daily basis.
  • Guide a team in the general maintenance and repair of buildings, facilities, equipment, and grounds., handling over several locations throughout the greater Los Angeles area. Meeting with each team member separately, or as a group, on a regularly scheduled basis.
  • Maintain all properties in excellent condition, providing planned and on demand maintenance.
  • Track all work and materials in the work order system.
  • Adhere to a specific work schedule visiting assigned properties on a regularly scheduled basis.
  • Must be available for on-call emergencies on a rotational basis.
  • Perform a variety of work in the maintenance and repair of buildings and grounds at various facilities/sites including carpentry, electrical, plumbing, HVAC, glazier, masonry, and painting tasks.
  • Supervise three staff to ensure quality of the work performed and maintain high level of productivity. Coach and guide staff, documenting work performance, as necessary.
  • Conduct quality audits as needed to ensure property is well maintained and processes are followed.
  • Responsible for managing multiple projects at any given time.
  • Participate in the annual budget process. Understand and manage budget, as required. Identify and report budget variances on a monthly basis.
  • Interact with vendors, inspect their work and take appropriate corrective action as needed. Participate in the bidding process; assist in developing work specifications, job walks, analyze bid proposals and make recommendations.
  • Other duties as assigned.

Qualifications


Skill, Experience & Education

  • At least five years of experience in the maintenance of commercial properties or a college degree in a related field.
  • Minimum of three years supervisory experience managing staff performance.
  • Strong HVAC experience with EPA certification for handling freon.
  • Strong computer skills, knowledgeable in Microsoft programs..
  • Excellent written and verbal communication skills.
  • Project and budget development and management experience, with the ability to create and analyze cost benefits of various solutions.
  • Knowledge of: methods used in maintenance including basic knowledge of the following trades: carpentry, plumbing, glass replacement, painting, masonry, grounds keeping, appliance repair, and electrical wiring; standard practices and tools used in the maintenance and repair of building facilities; safety practices and procedures related to the building trades; and basic math skills to include adding, subtracting, multiplication, and division.
  • Must be able to pass a criminal background check.
  • Must have a good driving record.

Physical Requirements

The incumbent is in a non-confined office-type setting in which they are free to move about at will. The environment for this position is mostly clean and comfortable but may include some minor annoyances such as noise, odors, drafts, etc. While performing this work, the incumbent:

  • Will spend time sitting, utilizing the computer.
  • Will spend time standing/walking throughout the facilities.
  • Must travel via company vehicle to various facilities throughout the region.
  • May lift up to 50 lbs. periodically. If more, the incumbent must request assistance.
  • The incumbent must be able to perform this job safely, without endangering the health or safety of themselves or others.

  • Work outside in all types of weather conditions.
