In this position as Construction Project Manager you will own the project from start to finish and support the build teams from blueprints to successful completion, through your direct supervision, excellent communication, empathy, strategic thinking, process improvement and collaboration with teams and clients.

Daily Tasks:

  • Review and understand project specifications, architectural documents, blueprints, estimates and bids
  • Review proposals and contracts for feasibility, cost, and scheduling issues
  • Help identify cost concerns during the estimating phase
  • Prepare timelines and schedules, manage construction costs, schedules, and work progress
  • Track actual costs against estimates and coordinates with sales and accounting
  • Review and approve invoices for payment
  • Work with support staff to obtain all necessary permits
  • Work collaboratively with lead carpenters to fine tune estimates, approve labor estimates, create job schedules, order materials and schedule subcontractors
  • Conduct pre-construction meetings at the start of each job
  • Internal kickoff with Giraffe and subcontractor resources
  • External kickoff with Clients and build team lead
  • Meet with the lead carpenter, vendors and clients to assist in the construction process
  • Insure each job site is visited daily by a company representative who will monitor and assist with job progress, quality, safety, cleanliness and site security
  • Provide clear helpful communications to clients including daily email update of job status
  • Meet weekly, in person, with each client and lead carpenter to review progress, evaluate quality at each production step, and address concerns
  • Monitor and track construction progress, change orders, scope, cost, documentation and customer approval, and maintain job log for each active job
  • Facilitate construction review meetings
  • Supervise field staff and subcontractors and ensure compliance of all company rules, policies and agreements
  • Review and approve field staff and subcontractors hours and invoices
  • Provide mentorship and training for the build team
  • Identify needed process changes and participate in improving procedures and training of employees and subcontractors
  • Be self motivated and able to perform duties with minimal supervision
  • Be responsible for on time and on budget job completion with delighted clients

Skills you will need:
Required:

  • Hands-on experience in residential remodeling as a carpenter or other tradesperson in a similar field or equivalent experience
  • Minimum of five (5) years, full- time experience in managing residential remodeling projects and/or educational experience
  • Perform well under strict deadlines to make sure all contracts are followed
  • Proficient in the use of a personal computer to maintain an accurate record of construction supplies and review construction projects
  • Excellent communication skills
  • Working knowledge of residential construction methods, techniques and systems; and building codes

Preferred:

  • A bachelor’s degree in Construction Management or equivalent in years of service
  • Proficient in MS OFFICE, project management tools: CoConstruct, Asana, Google Documents, Google suit, Box, etc. or willing and able to learn and use daily
