Fulson Housing Group is Hiring a Construction Project Manager Near Lees Summit, MO

Position Title: Construction Project Manager

Classification: Exempt

REPORTING RELATIONSHIPS

Positions Supervised: Superintendent

POSITION PURPOSE

The Project Manager is responsible for overseeing the day-to-day operations of assigned multi-family rehabilitation and new construction projects.

ESSENTIAL FUNCTIONS

Oversee and direct construction projects from conception to completion

Complete ownership of construction schedule and budget

Review the project in-depth to schedule deliverables and estimate costs

Oversee all onsite and offsite constructions to monitor compliance with building and safety regulations

Coordinate and direct construction workers and subcontractors

Select tools, materials and equipment and track inventory

Meet contractual conditions of performance

Review the work progress on daily basis

Prepare internal and external reports pertaining to job status

Plan ahead to prevent problems and resolve any emerging ones

Negotiate terms of agreements, draft contracts and obtain permits and licenses

Analyze, manage, and mitigate risks

Ensure quality construction standards and the use of proper construction techniques

Submits documents as necessary to housing agency

Supervise subcontractors.

Other duties as assigned by Operations Manager.

QUALIFICATIONS

Education/Certification: BS Construction Management or equivalent experience

Required Knowledge: Knowledge of construction and project management

Experience Required: Prefer at least 2 years of experience in construction project management

Skills/Abilities: Customer service skills, communication skills, multi-tasking, attention to detail, organization, flexibility, ability to work under deadlines to meet goals, employee management.

PHYSICAL ACTIVITIES AND REQUIREMENTS OF THIS POSITION

Talking: Ability to speak effectively and communicate clearly

Average Hearing: Able to hear average conversations

Repetitive Motion: The employee is regularly required to assist on-site with moving materials

Finger Dexterity: The employee is regularly required to use hands for various functions

Average VisION: Specific vision abilities required by this job include close vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Physical Strength: The employee must occasionally lift and/or move up to 50 pounds.

WORKING CONDITIONS

Will be working outside and in construction areas. May be exposed to temperature extremes – hot and cold.

MENTAL ACTIVITIES AND REQUIREMENTS OF THIS POSITION

Reasoning Ability: Ability to deal with a variety of variables under only limited standardization.

Mathematics Ability: Ability to add, subtract, multiply and divide in all units of measure using whole numbers and common fractions.

Language Ability: Ability to read, analyze, and interpret work-related documents. Ability to communicate clearly.
