FTS is Hiring a Director of Land Development Near Detroit, MI

Position Overview:
The Land Development Director will be responsible for overseeing all aspects of land acquisition, entitlement, and development processes for our residential projects in Detroit, MI. This role requires a strategic leader with a deep understanding of local land development regulations, market dynamics, and a proven track record of successful project management.

Key Responsibilities:

  • Land Acquisition: Identify and evaluate potential land acquisition opportunities aligned with the company's strategic objectives. Conduct thorough market analysis, site evaluations, and financial feasibility assessments.
  • Entitlements and Approvals: Manage the entitlement process, including zoning, permitting, environmental assessments, and other regulatory approvals. Work closely with local authorities, consultants, and stakeholders to ensure compliance with all regulations and standards.
  • Project Management: Oversee the development of residential communities from inception to completion. Coordinate with internal teams, external partners, and contractors to ensure projects are delivered on time, within budget, and to the highest quality standards.
  • Financial Analysis: Develop comprehensive financial models to assess the feasibility and profitability of land development opportunities. Monitor project budgets, expenses, and financial performance throughout the development lifecycle.
  • Risk Management: Identify and mitigate potential risks and challenges associated with land development projects. Implement effective strategies to minimize delays, cost overruns, and other obstacles.
  • Stakeholder Relations: Cultivate strong relationships with landowners, brokers, government agencies, community organizations, and other stakeholders. Represent the company's interests in negotiations, public meetings, and community engagement activities.
  • Team Leadership: Lead, mentor, and inspire a team of land development professionals. Provide guidance, support, and training to ensure the success and growth of the department.

Qualifications:

  • Bachelor's degree in Real Estate, Urban Planning, Civil Engineering, Business Administration, or related field. Master's degree preferred.
  • Minimum of 5-10 years of experience in land development, preferably in the residential real estate industry.
  • Proven track record of successful land acquisitions, entitlements, and project management.
  • In-depth knowledge of local land use regulations, zoning codes, and permitting processes in Detroit, MI.
  • Strong financial acumen with experience in financial analysis, budgeting, and forecasting.
  • Excellent communication, negotiation, and interpersonal skills.
  • Ability to thrive in a fast-paced, dynamic environment and effectively manage multiple projects simultaneously.
  • Proficiency in Microsoft Office Suite, project management software, and other relevant tools.

Job Type: Full-time

Pay: $140,000.00 - $150,000.00 per year
