FirstService Residential is Hiring a Public Improvement District Manager Near Fort Worth, TX

The Public Improvement District (PID) Manager provides management, direction, and leadership to ensure the PID is maintained and operated in accordance with Company objectives. Responsibilities include working closely with the PID, Board of Directors, PID Administrator for the City, the developer and/or builder to manage and operate the PID, facilitate solutions to problems between communities and internal support staff. The incumbent is required to possess strong management, customer service, and supervisory skills.

Essential Duties & Responsibilities

  • Acquires and maintains current knowledge of state and regulatory agency statutes and the PID documents, polices, and procedures.
  • Serves the Board as a consultant and in a professional manner. Ability to run monthly Board Meetings and Annual Membership Meeting and creates monthly management reports, which depict the actual condition of PID amenities, progress of specific key initiatives, and makes clear and concise recommendations.
  • Orchestrates annual Board Orientation, Contract Review, and Plan for Success workshops to assist the Board in education and goal setting.
  • Participates in weekly drives with landscape vendor to inspect the area within the PID boundaries/common areas.
  • Works with City PID Administrator to ensure the accuracy and ongoing maintenance of financials, variance reports, and invoice processing. Possesses knowledge of cash balances and availability of funds for projects.
  • Maintains Asset Management System and preventative maintenance schedules.
  • Develop and submit complete and accurate annual budget(s), meeting all deadlines and demonstrating thorough analysis and consideration for the goals of the asset as well as market conditions.
  • Provide vendor management oversight, including set-up, bid process, through contract and oversight.
  • Supervise and oversee ongoing projects at site including but not limited to maintenance, events, etc.
  • Build and foster positive relationships with residents to ensure a high level of service, timely and complete resolution of resident concerns, good communications, and continuous improvement in lifestyle services for the PID.
  • Establish and maintain industry contacts and relationships in the property's marketplace through involvement in trade organizations, property management and real estate associations and networking opportunities with vendor outreach and peer groups.
  • Partner with Human Resources to address issues relating to workers' compensation, hiring, recruiting, leave of absence, and performance improvement.
  • Attend monthly Manager's and training meetings as required.

  • Displays exceptional ability to analyze and deal with a variety of situations that otherwise could be potential problems.
  • Observes all safety standards and participates in the Company's efforts to provide safe work environment.
  • Perform or assist with any operations as required to maintain workflow and to meet schedules.
