First Western Properties - Management is Hiring an Asset Manager Near Tacoma, WA

GENERAL SUMMARY:

Oversee the daily operations of assigned commercial building or buildings and ensure that income is maximized, expenses are minimized and the total value of the asset(s) is maintained. Key areas of responsibility include tenant relations, property operations, tenant improvement construction management, lease and contract administration and financial management and analysis. In addition to actively working to obtain new property management accounts you will be managing, the following list below represents essential job functions for the position.

Operations:

· Provide day to day operations management of the assigned property or properties. Direct the activities of workers engaged in operating and maintaining the facilities and equipment in the office building. Ensure quality of operating services, both internal (i.e. engineering, construction) and third party (i.e. landscape, janitorial). Oversee the daily maintenance, upkeep and conditions of assigned property or properties.

· Regularly and proactively inspect all areas of the property and take necessary steps to ensure it is maintained at an optimum level.

· Oversee building and tenant construction projects. Direct contracted projects to ensure adherence to building specification. Maintain property specifications and standards.

· Negotiate service and maintenance contracts.

· Maintain day-to-day relations with customer contacts. Plan and execute tenant relations programs.

· Be familiar with all pertinent documents for your buildings including leases, management agreements, and associations and listing agreements. Monitor lease expirations and lease abstracts. Maintain lease files. Manage commencement letters and related correspondence supporting the lease.

· Assure tenant and vendor certificates of insurance meet all requirements.

· Support customer moves, including scheduling of common resources, card keys, signage and other elements. Assure all move out and restoration requirements are enforced. Coordinate preparation of vacated spaces for marketing.

· Assure successful completion of property audit for all assigned properties.

· Ensure safety and protection of all building occupants and the property. Assure life safety programs are in place and meet all company guidelines and legal requirements for tenants and employees of assigned building(s).

· Manage day-to-day relationships with vendors and monitor vendor performance by regular inspections.

· Understand the unique needs of building customers and respond to customer complaints and inquiries, which cannot be dispatched to Engineering, Janitorial, or Security. The above listing represents the general duties considered essential functions of the job and is not to be considered a detailed description of all the work requirements that may be inherent in the position.

Financial:

· Prepare Annual Budgets and Business Plans. Review General Ledger to assure all expenses and income reflected are accurate. Review Cash Flow statements for accuracy and explain all variances in income and expenses. Seek savings where possible. Complete financial reporting including budgets, variance reports and reforecast reports and common area maintenance reconciliations.

· Review, verify and approve all project expenses. Ensure bills are paid in a timely fashion.

· Collect all rent, operating expenses, CPI calculations, percentage rents and tenant sundries in a timely fashion under the lease terms. Enforce the same.

Other:

· Exhibit superior skills in customer service, interpersonal relations, communication, budgeting/financial reporting and construction management a must.

· Always represent the company and its clients and investors in a professional manner in all dealings with customers, brokers and vendors.

SKILLS, EDUCATION and/or EXPERIENCE:

· Bachelor degree

· The ability to bring in some accounts is preferred but not necessary

· Minimum 3 years successful commercial property management experience

· Proficiency in various software applications and the ability to learn and utilize custom software programs. Microsoft Office (Outlook, Excel, and Word), Adobe Acrobat and other standards required.

· Real Estate license

· The ability to pass a drug screen and a background check, including criminal and DMV checks, is also required.

· Must have an operational vehicle and a clean driving record

· CPM designation or coursework and candidacy preferred but not necessary.

· Professional and effective, written and verbal communication skills.

· Personal Initiative

· Able to multi-task and prioritize.

Pay: From $72,000.00 per year
