First Industrial is Hiring a Senior Due Diligence Analyst Near Chicago, IL
General Summary
Perform detailed financial analysis and economic modeling to assess viability and profitability of potential acquisitions. Coordinates due diligence investigation of third party consultants. Analyzes due diligence results. Coordinates transaction closings with attorneys and title companies including preparation of closing statements.
Essential Job Functions
- Analyzes historical financial statements, performs market research and analysis for industrial properties considered for acquisition. Reviews leases, financial statements, paid invoices, to verify net operating income and cash flow from a property or portfolio of properties.
- Reviews detailed projections of net operating income and cashflow utilizing financial modeling software (ARGUS)
- Conducts market research and analysis to verify assumptions used in financial modeling. Reviews findings with Investment Officers and VP Risk Management. Out of town travel is an essential job function (Averages 15-20%).
- Coordinates due diligence efforts with third party engineering, roof and HVAC consultants. Review and analyze due diligence results and compare results to transaction underwriting. Summarize results in charts, tables and graphs.
- Assist in preparing annual Investment Budgets and Strategic Planning by collecting and analyzing financial information and researching market conditions.
- Performs administrative functions including updating Investment Database, Status Reports, Financial Models. Respond to routine questions from senior management and special projects for Investment Department and CIO.
- Performs other duties as assigned, some of which may be essential to the job.

- May assist in planning and following-up on the work of other employees.
Knowledge, Skills, and Abilities
- Knowledge of basic theory accounting and finance principles at a level normally acquired through completion of a Bachelor’s degree in accounting or finance.
- Approximately two to four years of related experience in order to gain an understanding of real estate principles, terminology, due diligence activities and financial modeling using ARGUS and EXCEL
- Good interpersonal and telephone communication skills.
- Good written communication skills including ability to prepare accurate and appropriate documentation and presentations.
- Computer skills necessary to enter and manipulate words and data and use standard microcomputer-based software to communicate with others, prepare documentation, and/or analyze data.
- Internal Contacts: Interface with all departments within company to gather and exchange information to discuss results of financial research and analysis.
- External Contacts: Brokers, Attorneys, Consultants and tenants to obtain or exchange information related to research, analysis and due diligence.
Physical Requirements
1. Work regularly requires sitting for extended periods of time when working with computer systems.
2. Work requires occasionally traveling out-of town to inspect properties and conduct market research.
4. Work is performed in a normal office environment where there are relatively few physical discomforts due to dust, dirt, noise, and the like.
