Our Dallas, TX office is looking for a Warranty Field Technician to join our Warranty Department.

Position Summary:

The Warranty Field Technician position facilitates completing repairs on projects under warranty to provide a quick response to client needs. The Warranty Field Technician serves as a multi-talented serviceperson who is dispatched promptly to address client issues. This position establishes rapport with property managers to better understand their needs and issues. This person is responsible for either making repairs on their own or contacting and following through with appropriate subcontractors to complete repairs in a timely and acceptable manner. The Warranty Field Technician is also responsible to keep the Warranty Manager, Superintendents, and Project Managers aware of quality control issues detected in the field to ensure that EMJ continues to improve its performance and quality.

1. Relationship Maintenance:

• Fosters and maintains excellent relations between owners, subcontractors, and EMJ by acting with the highest level of ethics and integrity.

• Develops trust and confidence through support, open and frequent communication, understands owner expectations, consistently meets commitments and expectations, provides follow-up, and seeks formal and informal feedback.

• Keeps Warranty Manager, Superintendents, and Project Managers aware of quality control issues detected in the field to ensure that EMJ continues to improve its performance and quality.

2. Understanding and Managing Repairs:

• Possesses a broad understanding of various trades, including electrical, plumbing, carpentry, HVAC, painting, as well as tape and bed enabling effective oversight and hands-on problem-solving.

• Demonstrates proficiency in assessing and executing complex trade-specific tasks while adhering to industry standards and safety regulations.

• Skilled in applying technical knowledge to diagnose issues accurately and propose effective solutions that ensure long-term functionality.

• Maintains a professional demeanor and strong work ethic when performing trade tasks, ensuring high-quality results that meet client expectations.

• Capable of swiftly adapting to new and emerging trade challenges, continuously expanding skill set through regular training and on-the-job experience.

• Corrects issues in ways that are not disruptive to the operations of the building.

• Follows up on all warranty issues to ensure claims are completed and all parties are satisfied with the results.

• Maintains EMJ warranty van and tools in a safe operating condition.

• Tracks tool inventories and ensures tools are properly cleaned and securely stored after tasks are completed.

• Research technical data on proper manufacture installation techniques for different finishes from time to time to keep up with industry standards.

3. On-Site Coordination with Managers:

• Meets regularly with store and property managers on-site to assess and document ongoing warranty issues.

• Inspects identified issues, taking detailed photos and gathering necessary information to fully understand the problem.

• Relays all gathered information, including visual documentation, back to the Warranty Manager to facilitate informed decision-making and follow-up actions.

• Maintains regular visits to monitor progress and ensure that all repair works meet the satisfaction of both EMJ and the property stakeholders.

4. Subcontractor Oversight:

• Coordinates with subcontractors to ensure that all repairs are performed according to EMJ's standards and within the agreed timelines.

• Conducts regular inspections of subcontractors’ work to verify quality and completeness.

• Serves as the primary point of contact for subcontractors, providing guidance and resolving any issues that arise during the warranty repair process.

5.One-Year Walk Through:

• Takes an active role in the formal one-year walk through to address repairs in need of immediate attention.

• Follows up and attains sign-off from property managers confirming that all repairs are completed satisfactorily.

Job Requirements:

• Previous construction experience in repairing different finishes.

• General working knowledge of all aspects of the building systems.

• Ability to read and understand plans.

• Proficient with small tools, hands -on repairs, general carpentry and minor repairs of buildings and their systems.

Must be able to stoop, bend, and stand for extended periods
Night and weekend work may be required
Excellent problem-solving skills to facilitate repairs in the field that are the least disruptive to the clients’ operations.
Well organized and able to accomplish a variety of tasks in an efficient and timely manner.
Ability to communicate and resolve issues in a professional and tactful manner.
Effective listening and comprehension skills.

• Basic computer skills using SharePoint, MS Office, and Procore.

• Required training within first 3 months of employment: First Aid CPR & AED, Construction OSHA 10-Hour, New-Hire Safety Orientation – Parts 1 and 2, Hazard Communication/GHS and Accident Investigation & Reporting as well as many other Red Vector safety courses.
