The Maintenance Supervisor plays a key role in providing maintenance support and ensuring our commitment to resident satisfaction. ESSENTIAL JOB DUTIES:

• Prepare market-ready apartments, including painting, carpet cleaning/repair, general repairs, and housekeeping.
• Address resident service requests in a timely manner.
• Possess knowledge of various maintenance functions such as plumbing, pool maintenance, HVAC, carpentry, appliance repair, electrical work, painting, caulking, snow removal, and life safety procedures.
• Maintain cleanliness and safety of grounds, pools/hot tubs, common areas, and dog parks.
• Handle on-call emergency procedures as needed.
• Report maintenance issues affecting the budget to management.
• Schedule and perform preventative maintenance activities and maintain accurate records.
• Stay updated on state, local, and federal housing laws and regulations related to maintenance.
• Participate in training programs as required.

COMPETENCIES:

• Flexibility to work various shifts as needed.
• Knowledge of safe use of cleaning agents and equipment.
• Strong mathematical skills for basic calculations.
• Possession of a valid Driver's License.
• Certification requirements such as CPO (if necessary), EPA 608 - Minimum of Type II, etc.
• Adherence to safety policies and procedures.
