Summary/ObjectiveThis position supports the work of the Y, a leading nonprofit, charitable organization committed to strengthening community through youth development, healthy living, and social responsibility. Essential Functions
  • Provides overall coordination of facility, equipment, and vehicle maintenance, including planning and developing preventative maintenance.
  • Ensures that assigned vehicles and other equipment are maintained and operated in accordance with the policies and procedures of the YMCA.
  • Completes repair work, regular maintenance, and projects in a timely manner across the facilities and grounds.
  • Oversees all contractors that work in the facility and grounds. May request and review bids and recommend the selection of contractors.
  • Anticipates risk, implications, and possible outcomes before acting.
  • Works with outside agencies such as fire, health, building depts., etc. to ensure compliance with all local, state, and federal regulations related to facilities and grounds.
  • Prepares budgets and interprets balance sheets, income statements, cash flow statements, and forecasts to support the preventative and annual maintenance plans and monitor expenditures.
  • Identifies and mitigates significant business, financial, and operating risks and advises management on maintenance issues and projects as requested.
  • Updates facility plans periodically. May develop an annual plan of capital projects, consistent with the YMCA’s strategic plan and community needs.
  • Recruits, hires, trains, develops, schedules, and directs assigned staff and volunteers. Reviews and evaluates performance. Develops strategies to motivate staff and achieve goals. Models relationship-building skills in all interactions.
  • Fosters an inclusive environment appreciative of differences in the workplace. Meaningfully participate in and lead efforts to support the Y’s commitment to equity and diversity.

Supervisory Responsibility The Building Services Director will supervise a maintenance assistant(s) and contracted housekeeping staff. As a supervisor, the Building Services Director will provide direction, coaching, and assistance to the maintenance assistant(s) and housekeeping with the goal of ensuring the building and property are operational. Other supervisory tasks will be required, such as managing schedules, approving timecards, providing support, completing performance reviews, and collaborating with YMCA partners.

  • While performing the duties of this job, the employee is:
  • Frequently required to: climb stairs, bend, stoop, kneel, twist, reach with hands, sit, stand for an extended period of time, climb ladders, walk, shovel snow, plow snow
  • Occasionally lift and/or move up to 50 pounds from floor to waist, waist to head and above head
  • Occasionally push/pull 50 pounds back and forth
  • Always have finger dexterity, grasp, perform repetitive motions, talk, hear, and have visual acuity.
Work Environment
  • The work is performed both indoors and outside and may require travel to various locations.
  • While performing the duties of this job the employee is exposed to weather conditions prevalent at the time.
Expected Hours of Work The expected hours for the Building Services Director will be daytime hours. There may be times that the Building Services Director is expected to be on the property on weekends, at night, or early morning, which is dependent on the needs of the property and facility. This includes being on-call for repairs or issues that arise after scheduled work hours.
Travel The Building Services Director will be required to travel to the different Duluth Area Family YMCA facilities for assisting with repairs, maintenance, and general upkeep. This position may require travel in our region multiple times per week.
Required Education And Experience
  • Bachelor's degree in related field or equivalent experience.
  • Certified Pool Operator or need to obtain within 60 days of hire.
  • Minimum of 3 years of experience in maintenance, housekeeping, or related field.
  • Working knowledge of cleaning and repair methods.
  • Ability to report and record maintenance requests.
  • Ability to self-direct and prioritize among competing goals and to initiate process improvements.
  • Experience working with paint, cleaning equipment, chemical compounds, solvents, cleaners, and solutions in dry, liquid, powder, spray, and aerosol forms.
  • Experience operating motorized equipment.
  • Ability to work in conditions that will create dirt and dust.
  • Commitment of supporting principles of equal opportunity and affirmative action to achieve a diverse work environment.
  • Required certifications: CPR, AED, First Aid, training can be provided and must be obtained within 60 days of hire.
Preferred Education And Experience
  • Three or more years of supervisory experience.
Additional Eligibility Qualifications
  • Must be able to pass a background check.
  • Valid driver’s license.
