THE POSITION:

As the Director of Building Services, you will play a pivotal role in overseeing the comprehensive management of our campus, ensuring its smooth operation, safety, and efficient functionality. Reporting directly to the Executive Director of Operations, this position requires a dynamic professional capable of leading, planning, and directing maintenance, housekeeping, and laundry departments. Your responsibilities will include project management, vendor liaison, cost analysis, compliance with safety regulations, and fostering positive relationships with residents, families, physicians, and associates.

HOURS: This is a full-time position, Monday through Friday, from 8:00 AM to 5:00 PM, with weekend MOD rotation, potential on-call duties, and occasional weekend department rotation needs.

REQUIREMENTS:

• Bachelor's degree in a related field with a minimum of five years’ supervisory experience preferred.
• Strong background in project management.
• General knowledge of construction phases and local building codes.
• Familiarity with mechanical, electrical, plumbing, carpentry, HVAC, and kitchen equipment.
• Ability to read blueprints.
• Knowledge of fire safety, building codes, and housekeeping standards.
• Excellent interpersonal, oral, and written communication skills.
• Positive, patient attitude, and a team-oriented approach.
• Strong leadership skills to motivate and guide a team.
• Physical ability to push, pull, lift, and carry specified weights.

RESPONSIBILITIES:

1. OPERATIONAL LEADERSHIP:
   • Lead, plan, and direct maintenance, laundry, and housekeeping departments.
   • Oversee the Dow Rummel security vendor.
2. PROJECT MANAGEMENT:
   • Serve as a project manager for all facility and grounds projects.
   • Liaise with vendors, solicit bids, and conduct cost analysis.
3. COMPLIANCE AND SAFETY:
   • Ensure compliance with national, state, and local building codes.
   • Stay current and compliant with local, state, and federal regulatory requirements for fire safety and housekeeping.
   • Educate staff on life safety codes.
4. BUDGET OVERSIGHT:
   • Create and monitor department budgets, including capital projects.
5. CUSTOMER SERVICE:
   • Provide exceptional customer service to residents, families, staff, and external partners.
6. TEAM COLLABORATION:
   • Work collaboratively with the Executive Leadership Team, Directors, Managers, Employees, Residents, Families, and Outside Partners.

SUPERVISION:

This position supervises the Maintenance Manager, Housekeeping/Laundry Manager, and others as designated.
