Property Superintendent

Location: 2060 Pitkin Avenue, Bronx NY

Dolphin Property Services is a reputable real estate property management company specializing in affordable housing properties. We are a growing NY-based Property Management firm committed to providing quality housing for our residents. We are currently seeking a skilled and reliable Superintendent to join our team and contribute to the maintenance and upkeep of our affordable housing properties.

Objective/summary

As a live-in Building Superintendent, you will play a vital role in ensuring the safety, functionality, and aesthetic appeal of our affordable housing community. Your primary objective is to enhance the quality of life for our residents by maintaining and improving the living conditions within our properties.

Duties include but are not limited to the following

• Conduct written site inspections to identify and address deficiencies related to cleanliness, preventative maintenance, mechanical systems, and overall building presentation.
• Effectively manage and oversee the work of all maintenance staff on-site.
• Complete work orders in a timely manner, prioritizing resident service and satisfaction.
• Provide 24-hour emergency coverage to address urgent maintenance needs.
• Perform daily site inspections of buildings and grounds to maintain a safe and aesthetically pleasing environment.
• Report lease rule infractions or violations promptly to property management.
• Review and maintain the property to ensure compliance with all fire safety codes and regulations.
• Troubleshoot building mechanical problems and work to resolve issues in a timely and cost-effective manner.
• Cultivate and maintain positive relationships with residents through excellent customer service and responsiveness.
• Plan and execute regular preventive maintenance schedules for various building systems, including heating, ventilation, and air conditioning (HVAC), plumbing, and electrical.
• Maintain inventory of maintenance and repair supplies, ensuring that adequate stock is available for timely repairs.
• Coordinate and oversee contractors for major repairs and renovations.
• Develop and implement energy-efficient initiatives to reduce utility costs and improve sustainability.
• Assist with resident move-ins, move-outs, and lease renewals, conducting unit inspections and addressing any necessary repairs or improvements.
• Collaborate with the property management team to ensure compliance with all federal, state, and local regulations and certifications, such as building permits and safety inspections.
• Participate in regular safety training and provide guidance to residents on safety protocols and emergency procedures.

Requirements

• Proven experience as a Superintendent or in a similar role with a strong track record of maintenance and repair work, including carpentry, plumbing, and electrical tasks.
• Proficiency in using various hand and power tools safely and effectively.
• Strong problem-solving skills and attention to detail.
• Excellent communication and customer service skills.

Job Type: Full-time

Pay: $30.00 per hour

Expected hours: No less than 40 per week
