About this position: salary, exempt; fulltime with occasional calls after-hours.
Travel requirement: travel required to all DMA communities on a continuous basis (majority are in the Austin area). 
Summary and Responsibilities
The Director of Maintenance Operations is responsible for the overall performance of maintenance operations of DMA communities. Responsibilities include oversight of the physical condition of all DMA communities, serving as a SME on new construction, coordination of all preventative maintenance programs, evaluation of programs, and oversight of maintenance policies and procedures for all DMA communities. Additional responsibilities include vendor/supplier price/contract negotiations, overseeing major repairs, mentoring, and training on-site service team members.
  • Develops and implements Standard Operating Procedures (SOP) for all DMA maintenance operations.
  • Serves as a SME on new construction, working alongside the development team.
  • Conducts routine community maintenance inspections ensuring all sites are following DMA policies and procedures, reporting to Regional Managers and leadership all findings.
  • Work with all maintenance team members to maintain schedule of maintenance on all equipment based on the manufacturers’ recommendations and operating manuals.
  • Maintains records of all preventative maintenance, work orders, turns/make readies, site inventories, and purchase orders. Reviews monthly trends and ensures that all work orders are completed according to DMA standards and in a timely manner. Works with community managers on deviations.
  • Leads on-site maintenance staff in the diagnosis of problems and repairs related to HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structure, and appliances. Schedule preventive and provide floating maintenance assistance when necessary.
  • Assign and work with Human Resources, where applicable, to conduct and track classes utilizing the current Learning Management System (LMS). Works with Community Managers to administer ad hoc training as needed.
  • Assist the Regional Manager with the annual budget process providing subject matter expertise for maintenance-related items.
  • Evaluate suppliers and their services on an annual basis based on quality, customer service and pricing. Negotiate with vendors/supplies for preferred pricing. Ensure company compliance with selected vendors. Keeps up with vendors/suppliers inventory, items on backorder, etc. Uses this knowledge to anticipate supply shortages.
  • Act as subject matter expert when it comes to major repairs, working with the community team to ensure bidding process is followed, scope of work is accurate, and pricing is within market standards.
  • Works with Community Manager, Regional Managers, and maintenance staff to identify and resolve any maintenance design, installation, or repair related items.
  • Analyze weekly reports on all maintenance related expenses and recommend ways to reduce.
  • Assist in the interview and selection process for maintenance staff to help assess the candidate's technical qualifications and cultural fit within the organization's maintenance team. Provide a post-interview written report on the candidate's qualification for the position to the hiring manager.
  • Ensure that the communities are following all safety guidelines in respect to OSHA, EPA, and DMA procedures.
  • Responsible for all necessary measures so that all properties operate in compliance with all local, state, and federal laws including, but not limited to, Fair Housing and HUD.
  • Other duties as assigned.
What you will need to be successful:
  • Bachelors Degree preferred
  • At least 5 years experience working in residential real estate, specifically multifamily is required.
  • Experience with all aspects of new build construction and property maintenance
  • Must have current EPA certification Type II (minimum); CPO strongly preferred or willing to obtain within 90 days of hire.
  • Proven experience developing, implementing, and tracking a coordinated maintenance program covering preventative maintenance, work order process/procedure, inspection schedule, regular training, etc. is required
  • Supervisory and leadership experience required.
  • Proven ability to lead and train maintenance staff.
  • Ability to travel on a weekly basis to DMA communities.
  • Strong understanding of bidding process and negotiation.
  • Excellent problem-solving skills; must be able to prioritize workload and delegate when necessary.
  • Must be able to meet the work schedule of the position, including being on-call, and handling after-hours emergencies.
  • Must be able to operate hand and power tools and equipment.

  • Valid Texas Driver’s License required.
Working Environment/Physical Demands
Normal physical activity can be strenuous and may involve prolonged standing, walking, reaching, bending, crouching, stooping, and laying. The operation of hand and power tools will be required for this position and the employee must be able to lift, push/pull, or carry up to 100 pounds.
Must be able to work both indoors and outdoors and may be exposed to inclement weather. The Director of Maintenance Operations may also be in situations where electrical shock hazards may occur and/or exposed to dangerous heights, dangerous chemicals, and skin irritants (i.e. cleaning solutions, solvents, insecticides). The use of goggles, gloves, safety boots, and other safety equipment may be required. While performing the demands described above, the Director of Maintenance Operations will regularly be required to talk, hear, stand, and use hand and fingers to handle/feel objects, operate tools or controls, operate office equipment, and reach with hands/arms.
