Detroit Land Bank Authority is Hiring an Occupied Project Manager I Near Detroit, MI

SALARY RANGE: $48,000 - $64,800

MISSION STATEMENT

Our mission is to return the city's blighted and vacant properties to productive use. We utilize a variety of Sales programs to make homeownership and land purchases accessible to Detroiters. Plus, we take our commitment to revitalization one step further with our Compliance and Nuisance Abatement programs, requiring renovation and occupancy to improve neighborhoods, eliminate blight, and combat real estate speculation. The Detroit Land Bank Authority works directly with individual buyers, as well as Community Partner organizations and developers for projects big and small.

The Project Manager I is responsible for supporting the organization’s efforts to manage its inventory and pipeline flow of vacant and occupied homes. Staff in this position work on the front lines of the land bank’s efforts to increase homeownership, improve access to housing options, address blighted properties, support precariously housed residents, and growing the city’s population. Towards this end, employees in this position support the home sales pipeline through dispatching and reviewing inspection and on-site work orders, manage occupied inspection vendor relationships and processes, create home listing schedules, create home listings, manage communication with other department staff and residents, support the title work process, managing relevant inventory data, and conducting quality control efforts, among other duties.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Send, receive and review occupied property vendor and staff inspection work orders
  • Update Salesforce database with program determinations and work order findings
  • Communicate with inspection vendors
  • Review, audit, and process vendor invoices
  • Communicate with customers to resolve issues and answer questions
  • Create listing schedules for vacant home sales pipelines
  • Support the home sales process, including the ordering, review, and assessment of title work
  • Coordinate with other DLBA departments and City of Detroit staff to assist in determining best route for occupied and potentially occupied properties.
  • Coordinate with other DLBA departments to assist in responding to occupancy inquiries.
  • Assist in managing departmental data (bulk data entry, reporting), including Salesforce, work orders, and invoice tracking.
  • Select and prepare properties for sale through channels including the Auction or Own It Now programs
  • Assist in coordination of events and programs between the Planning & Analysis and other DLBA departments.
  • Assist in writing grants to support stabilization of DLBA occupied homes.
  • Manage projects pertaining to DLBA properties.
  • Triage and manage the resolution of any urgent website issues.
  • Prepare internal and external reports pertaining to project statuses.
  • Prepare and interpret goals and objectives for the work area in order to resolve problems, make recommendations for changes in instructions and/or guidelines, and ensure the adequacy of work.
  • Assist in managing departmental data including data entry, data cleaning, and reporting.
  • Assist department leadership with special projects as needed.
  • Perform other related duties as assigned by department leadership.

QUALIFICATIONS

  • Bachelor’s degree in public administration, urban planning, community development, business administration, public policy, real estate, construction management or a related field, or equivalent experience.
  • At least two (2) years of experience in economic development, real estate, project management, planning, public administration or other related professions.
  • Real estate background and/or familiarity with construction methods and building codes, a plus.
  • Strong ability to multi-task, prioritize multiple projects simultaneously and work under tight deadlines.
  • Ability to maintain a close attention to detail while working at high volumes.
  • Strong verbal and written communication and presentation skills, with a sound grasp of English grammar and composition.
  • Ability to understand and carry out the terms and conditions of contractual agreements.
  • Ability to maintain records and prepare reports and correspondence related to the work.
  • A self-starter with the ability to handle multiple projects at any given time.
  • In-depth knowledge of Detroit communities and respect for diverse cultures/lifestyles. Proficient in MS Office Suite of products (Word, Excel, PowerPoint, Access, Outlook).
  • Familiarity with Salesforce software, a plus.
  • Possession of valid Michigan driver’s license
  • Ability to travel to multiple sites throughout Detroit using personal vehicle

PHYSICAL DEMANDS

While performing the duties of this job, the candidate must be able to move up to 30 pounds floor to waist and pushing/pulling up to 30 pounds a distance of up to 100 feet. Must have ability to travel to and from various locations throughout the City of Detroit utilizing personal vehicle.
