ASSISTANT FACILITY MANAGER III (JOB ID: 65842)
Location: HORACE MANN MIDDLE-Northwest

Work Year:
Traditional 245 work days per year - CWOA
Schedule: Monday - Friday, 12:30 p.m. - 9:00 p.m.
FTE: 1.0
Salary Range: Starting at $23.00 per hour

Essential Functions and Objectives:
Supervises the repair and maintenance of facility, systems and grounds with consideration to staff and student security and safety so that facility is operational.
  • Ensures completion of daily activities; directs and supports the team's work efforts, maximizes productivity and achieves short term goals. Improves the team environment; plans, evaluates, and guides the behaviors of direct reports.
  • Decides how work gets completed, based on what work is prioritized by management. Sets the team up for success by establishing: goals, action plans, deadlines, and standards. Tactfully assigns work to the team according to aptitude, skills, work load and interests.
  • Closely tracks efforts to confirm work is performed according to standards; checks progress, evaluates accuracy, discovers deviations and identifies solutions.
  • Leads and influences the team's best work by serving as an escalation point, solving routine problems, preventing conflicts, and giving direct feedback. Provides instruction and guidance to ensure full understanding of designated activities.
  • Provides ongoing opportunities to help improve daily work skills; educates new team members, hosts meetings, mentors, and allows showcase of strengths. Ensures compliance with district by implementing and enforcing standard practices and procedures.
  • Maintains a close relationship and regularly discusses workload and deadlines with the team. Report status to team members and managers, including cost, scope, quality, time, performance, and output to create a positive team atmosphere and keep everyone informed.

  • Communicates and coordinates with school staff, students and community in accordance with District Success Factors.
  • Checks and verifies facility security and safety by locking doors, windows and gates; and reports unsafe conditions to supervisor.
  • Services, sanitizes cleans, and supplies restrooms.
  • Cleans and sanitizes drinking fountains and lunch room facilities.
  • Cleans, dusts, sweeps, mops, scrubs, vacuums, shampoos facility surfaces and floors.
  • Gathers, picks-up and empties facility, classroom and grounds trash.
  • Follows proper procedures for chemical and power equipment use, in order to prevent damage and injury.
  • Strips, seals, finishes, and polishes floors.
  • Removes graffiti, gum and other markings from facility surfaces, and repaints with protective coating.
  • Checks equipment according to guidelines and notifies managers of repairs to facility operating systems (e.g., plumbing, HVAC, electrical).Cleans air vents and filters.
  • Performs routine preventive maintenance to ensure that machines continue to run smoothly, facility systems operate efficiently, or the physical condition of facility does not deteriorate.
  • Performs a wide variety of grounds work.
  • Makes minor repairs (e.g., furniture, lighting, electrical, classroom fixtures).
  • Assists school and facility personnel with moving school related items; distributing supplies, materials and equipment; and assembling and installing furniture and equipment.
  • Prepares facility for scheduled use.
  • Performs pool repair and minor maintenance in accordance with current codes, district policy, and national Aquatic Certification Agencies.
  • Supervises, assigns and instructs custodial personnel.
  • Assists Facility Manager perform their functions or performs their functions in their absence.
  • Perform other duties as requested.

Knowledge, Experience & Other Qualifications:
  • Eighteen years or older.
  • Passing score (8th grade and above) on reading test.
  • Completion of District specific training or equivalent required for all levels.
  • Must successfully complete District new employee training within 90 days of start date.
  • Position is part of a collective bargaining group Communication Workers Of America.
  • Ability to motivate and influence others.
  • Ability to effectively lead a team.
  • Ability to set goals, work independently and drive results.
  • Self-starter/leader who can anticipate department needs in a proactive (versus, reactive) manner.
  • Strong interpersonal skills and ability to work with individuals at all different levels in the organization.
  • Ability to work in a multi-ethnic and multicultural environment with district and school leaders, faculty, staff and students.
  • Demonstrated proficiency with Google Suite with emphasis in Sheets, Forms, and Docs as well as Microsoft Office products including Word, Excel and Outlook.
  • Outstanding facilitation and communication skills, including ability to inspire others.
  • High degree of integrity in handling confidential information.
  • Ability to coordinate with other staff to complete assigned work.
  • Ability to work effectively and harmoniously with staff, students and community, preferred.
  • Ability to work alone and secure facility, preferred.
  • Ability to plan and organize assigned work, at times with interruptions, preferred.
  • Ability to communicate in English, both orally and in writing, preferred.

Education Requirements:
  • High School Diploma or equivalent required.
