Residential Community Manager This is an exciting and challenging opportunity for a detail oriented Residential Community Manager to join a growing real estate development company. The candidate will work with our residential apartment communities located in Kannapolis, North Carolina. Working between our multi-site locations, the hired candidate will be responsible for leading and directing the leasing and maintenance operations of the properties. The individual should have experience in both lease-up of properties being added to the portfolio as well as tenant retention.
Job Description
Duties (Areas of Responsibility):
Key financial management, personnel management, and administrative duties include the review of monthly financial documents, working with senior management on the preparation of annual budgets, the monitoring of all administrative paperwork for accuracy, maintenance projects for quality and expediency, and the use of effective leadership techniques with personnel, vendors and tenants.
Specific property management duties include the following:
  • Maintain the physical and fiscal assets of the community ensuring grounds are policed.
  • Complete all resident move-ins, move-outs, transfers and renewals
  • Inspect vacant apartments to ensure rental readiness and supervise apartment turnover process
  • Provide for resident services including maintenance service requests, planning any resident activities and communicating with tenants
  • Uphold and enforce all company policies, processes, and procedures
  • Ensure compliance with all safety rules and regulations
  • Responsible for management of maintenance staff
  • Flexibility in scheduling and the ability to work weekends if necessary is needed.
Requirements:
Reporting to the Regional Property Manager, the hired candidate will have a minimum of 3-5 years property management experience, proven leadership skills, a high level of energy and demonstrated success working both independently and as a team.
Specific Knowledge:
· Bachelors degree and several years of experience or an Associate’s degree and equivalent experience is required;
· Experience with either Yardi Property, Rent Cafe or other asset management software preferred;
· Proficiency with Microsoft product suite;
· A professional property management designation is helpful.
