The property manager will manage a portfolio that will include multiple mixed-use properties that may include Class A office buildings, medical office buildings, lab space, and retail centers. The ideal candidate will be a self-starter with the ability to work independently and have strong decision-making abilities. Job duties will entail at least the following:

  • Overall management and decision making for each property within your portfolio
  • Management of tenants, vacant spaces, common areas, building structure and grounds
  • Managing and oversee tenant move ins and move outs, including managing tenant improvement renovations
  • Prepare monthly variance reports and executive summaries
  • Management of annual budget. This position works closely with accounting to prepare budgets, analyze variances, and determining cash flow available for expenditures
  • Assist in the preparation of CAM estimates and CAM reconciliations
  • Inspecting overall properties on a regular basis, including vacant units ensuring a well-kept, professional appearance
  • Review, code and approve invoices for properties
  • Managing work order requests for portfolio and work with maintenance coordinator and maintenance staff to ensure maintenance issues are resolved timely and correctly
  • Monitoring accounts receivable and following up on past due rent
  • Obtain bids for maintenance and repairs
  • Oversee contractors and review/approve contracts
  • Communicate with tenants to resolve tenant issues/complaints
  • Review and send monthly rent statements to tenants
  • Ability to understand and interpret lease language and enforce legal terms of lease
  • Communicate with building owners on a regular basis
  • Other duties as necessary

Competencies:

  • 2 years of commercial property management experience or 4 years of assistant property management experience
  • Exceptional customer service skills
  • Excellent verbal and written skills
  • Proficient in Microsoft Word, Excel, and Outlook
  • Yardi software experience a plus
  • Detail oriented, organized, and reliable
  • Able to multi-task, prioritize and meet deadlines
  • Professional, friendly attitude
  • Team oriented
  • This position will require local travel to various properties in the St. Louis area. The company does reimburse for mileage.
