Job description
Established property management company currently seeking an Assistant Manager to help oversee one our properties located in Las Vegas, NV. Under the general supervision of the Property Manager, the Assistant Manager will assist with the overall daily operations associated with running the apartment community. Candidate must have confidence and ability to assume responsibility when Property Manager is not on site.
Job Duties and Responsibilities:
- Daily interaction with current, prospective residents and vendors
- Assist in all aspects of leasing to include touring, answering phones, appointment settings, lead tracking, creative marketing, update online ads and post daily, open/close vacant units, set up/remove mini models, accept and process applications, place marketing banners, balloons or flags daily.
- Collect and process rent payments and move in money.
- Preparation of daily correspondence such as resident violations, responses to resident inquiries/complaints, and renewal letters.
- Complete resident move-in and move-out’s in compliances with company procedures
- Monitoring resident delinquency, sending balance due letters and reminder calls, drafting and serving Pay or Quits, and sending to legal for unlawful detainer proceedings.
- Disposition of security deposits
- Conduct daily property walks and unit inspections, maintaining the safety and security of the apartment community at all times
- Enter/create daily work order submissions, follow up calls to determine resident service satisfaction. Communicate effectively with maintenance to ensure timely completion.
- Develop and utilize resident retention programs
- Complete daily and weekly reports
- Respond promptly to resident complaints, concerns or request.
- Effectively communicate to residents on any required vendor/maintenance repairs
- Communicate effectively to Property Manager and Maintenance Supervisor on any property safety or resident concerns.
- Complete and maintain monthly required online training courses
- Attendance and punctuality are an essential job function
- Exercise confidentiality, keep business and resident matters private, if unsure communicates with the Property Manager and or Regional Manager
- Willing to assist in covering other properties as needed and as directed by the Property Director and or Regional Manager
- All other duties assigned by Property Manager and or Supervisor
Minimum Qualifications:
- Minimum three-years experience in property management
- Minimum two-years experience as Assistant Property Manager
- High school diploma or equivalent required; college preferred
- Proficient in Microsoft Outlook, Word and Excel
- Yardi experience strongly preferred
- Excellent communication skills
- Excellent math and accounting skills
- Excellent organization skills; attention to detail, strong professional verbal and written communication skills
- Experience in sales, marketing and apartment management and personnel management
- Strong customer service, problem solving, organizational, and time management
- Ability to handle and prioritize multiple projects, meet established deadlines
- Valid Driver License
- Candidate will be required to pass a background and drug screening
Job Type: Full-time
Pay: $22.00 - $24.00 per hour
