Major Tasks, Responsibilities and Key Accountabilities:
Review construction drawings and compare to bid sets.
Interact with the Head Estimator to review project budgets and have in-depth knowledge of fair market value costs by trade.
Write project scopes of work for subcontractors from construction documents.
Develop project schedules in Microsoft Project and or Excel. Monitor and manage 3-week look ahead schedules.
Work closely with the clients in-house or 3rd party construction project managers while meeting all requirements.
Conducts on site or Google Meets weekly job site OAC meetings.
Works closely with the site superintendent to minimize unforeseen issues and is an out-of-the-box problem solver.
Generate weekly updated budgets with projections including all costs to complete the project. Review against original budget at kick-off and monitor accordingly.
Work with the finance group in reporting project completion status and billable change orders for invoicing.
Assist the APM is developing closeout packages.
Issue bid award emails to subs.
Ensure that the APM is collecting all submittals and providing them to the client.
Review all subcontractor provided change orders and submit to the client, while working with the APM.
Daily check-in with the site supervisor to ensure the project is running per schedule, and address any issues, accordingly.
Be the quarterback on the weekly calls with the client, AOR, EOR, and super.
Ensure that the weekly report, 3 week lookahead, RFI, submittal logs, site photos and project schedules are accurate before being issued to the client by the APM.
Have knowledge of multiple construction related platforms.
Qualifications:
Proficient in Microsoft Suite and Project, Raken, and Timberline.
Strong knowledge of construction processes and methods. 5-10 years or more of experience in the construction industry, preferably with a general contractor in commercial, retail, restaurants, high end interiors renovations
Organized, time management, passionate and strong written and verbal communication skills are also crucial to the success of the role. Be a team player.
Experience in remodeling open businesses, complete fit outs of new spaces is preferred, ground up construction is a plus.
Degree/Certification in Construction Management, Civil Engineering, Architecture, related field and/or related construction experience.
