JOB DESCRIPTION

JOB TITLE: Housekeeper

FLSA STATUS: Non-Salary/Non-Exempt

REPORTS TO: Property Manager

JOB SUMMARY:

The Custodial Engineer is responsible for maintaining the physical integrity of CHP developments assigned. This includes maintaining a safe and sanitary living environment for residents, guests, visitors and staff. The Custodial Engineer performs the property's maintenance including the physical grounds, custodial, preventive, corrective, and for following, the maintenance program developed for the property.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Duties include, but are not limited to, ensuring that the properties in your custodial portfolio are kept clean and tidy. The properties interior and exterior must remain free of debris and litter at all times. Responsible for maintaining professional appearance and courteous attitude at all times with staff and residents. Be aware of and operate within OSHA and company safety policies at all times. Adhere to company policies and property community policies. Monitor custodial supplies and advise property management when supplies need replenishment. Maintain tracking log of custodial tasks and provide to property manager as well as follow work order protocols. Ability to follow instructions from work order issued. Alert property management of any issues or complaints. If emergency personnel arrive, let into buildings.

Custodial Responsibilities:

  • Maintains building interior by dusting and polishing furniture, equipment, mirrors, and fixtures; washing windows, counters, walls, ceilings, and woodwork; sweeping, scrubbing, mopping and waxing floors; cleaning and vacuuming drapes, furniture, and carpeting; resupplying rest rooms; replacing light bulbs.
  • Removes trash by emptying trash containers; transporting materials to disposal area; recycling materials. Keeps cleaning equipment operational by following manufacturer's operating and care guidelines; completing operator repairs and parts replacement.
  • Maintains inventory by checking stock to determine inventory level; anticipating needed; anticipating cleaning equipment replacement; May obtain estimates for supplies, repair parts; orders parts as needed.
  • Clean mirrors, toilet, sinks, appliances, countertops, sink, and mop and sweep floors in offices and common areas. Clean all windows, doors in offices and common areas. Wipe down appliances, countertops, sink, and mop and sweep floors in Kitchen Common Areas.

Maintenance Responsibilities:

  • Maintains interior and exterior building accessibility and appearance by picking up papers and trash; assist maintenance technician with minor repairs of plaster and drywall; assist maintenance with maintaining the lawn and surrounding landscape; assist maintenance technician with completion work orders as assigned by property management.
  • Assist maintenance with performing unit turns as residents move out following the checklist provided by the property manager, including painting, basic carpentry ensuring unit meets Housing Quality Standards.
  • During inclement weather, Custodial Engineer will remove snow and ice from the assigned properties, utilizing snow blower, or by hand with snow shovel and that salt and sand will be applied to sidewalks, parking lots, entrance ways, walkways to prevent slippage, and that these areas will be free of snow and ice.
  • Assists with truck/van runs when needed, such as bringing items to the dump.
  • Other duties as assigned.

QUALIFICATIONS:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.

EDUCATION and TRAINING:

High School Diploma or equivalent. No additional training requirements.

EXPERIENCE/SKILLS:

Minimum of 1 year successful experience and knowledge of building services including maintenance, construction, or custodial.

  • Solid skills in painting, basic electrical wiring, and basic carpentry.
  • Highly skilled in vacuuming, sweeping, mopping, scrubbing and applying finishes on different flooring materials and stairs.
  • Skilled at cleaning, dusting and sanitizing bathrooms, office spaces, furniture and fixtures in common areas, hallways and office spaces.
  • Demonstrated ability to prioritize, and perform multiple tasks simultaneously, and effective time management.
  • Comprehensive knowledge of restocking supplies in bathrooms, break rooms, and common areas.
  • Profound capability of maintaining janitor closets in a clean, organized and safe manner.
  • Demonstrated ability of maintaining janitorial equipment in a clean, safe and operable condition
  • Adept at using chemicals in a safe manner, and follow OSHA guidelines.
  • Proven ability to work effectively individually and with a team.
  • Exceptional customer service, relationship building and communication skills including solid oral and written skills.
  • Excellent attention to detail
  • Will be required to be trained in custodial engineering standards, HQS, OSHA and other training deemed necessary by management. Passing of training is required for continued employment.
