Confidential is Hiring a Property Manager Near West Memphis, AR

The Property Manager is responsible for the overall operational management of the property, and is responsible for addressing tenant concerns, tenant occupancy, collecting rent, overseeing maintenance, and managing the budget.

Job Duties:

  • Property management experience and knowledge of Fair Housing rules and regulations is required
  • Minimum of 3 years of managerial experience preferred
  • Affordable Housing, Project Based Section 8, and LIHTC experience is a plus
  • Must have valid/current driver's license
  • Written and verbal communication skills is a must
  • Certified Occupancy Specialist certification is preferred
  • English/Spanish bilingual is a plus
  • Must be tech savvy
  • Yardi experience preferred

Essential Functions and Responsibilities:

  • Ensure the property provides an exceptional living environment for the residents
  • Conduct daily property inspections and periodic unit inspections
  • Complete all applicant qualifications, lease applications, rent collection, servicing of appropriate notices regarding rent increases, delinquent rents, and other lease infractions
  • Greet prospective tenants and tour available units when necessary. Follow up on all prospects
  • Assist in resident relations
  • Routinely update the Regional and Compliance Manager on pending items, ongoing projects, and any other applicable property information
  • Work in accordance with the Human Resources Department to ensure that all personnel items are handled properly, including but not limited to hiring, payroll, worker’s compensation, personnel issues, leaves of absence, benefits, and more
  • Ensure the maintenance staff complete work orders and all other property maintenance on time; regularly review inventory, supply, and tool needs
  • Work in accordance with the Accounting Department and your supervisor to prepare budgets, forecast, and prepare the monthly variance analysis
  • Process cash receipts and vendor invoices in a timely manner
  • Handle vendor relations, including but not limited to negotiations, meetings, and contracts
  • Keep track of and update your supervisor and Human Resources on staff; prepare annual Performance Appraisals and discuss all personnel issues and/or disciplinary action in a timely manner
  • Follow and ensure staff understands and follows the Company’s policies and procedures
  • Oversee and handle occupancy and unit turns
  • Regularly train staff and ensure they complete mandatory trainings in a timely manner
  • Ensure the office has appropriate, necessary and working equipment, including but not limited to IT products and office furniture
  • Maintain records and submit required reports according to company policies
  • Perform apartment move-in and move-out inspections as scheduled
  • Perform routine physical inspection of property to report any services needed to maintenance staff
  • Additional duties as assigned verbally or in writing
