Confidential is Hiring a Property Manager Near Dundalk, MD

Property Management company seeks an experienced and energetic Property Manager for a mixed space property in Baltimore, Maryland. This position independently manages the leasing office. The ideal candidate must have the ability to work independently and multi-task.

The primary role of the Property Manager is to implement and oversee the approved management plan for assigned property, including administration, maintenance occupancy and rent growth.

Leadership

  • Provide leadership to the on-site staff
  • Communicate key items and info to relevant parties
  • Promote the mission and brand of company
  • Convey company vision as needed
  • Coordinate with HR, hire and train new personnel
  • Oversee on-boarding and training of all on-site personnel. Ensure efficiency of staff through ongoing training, instruction, and leadership
  • Set metrics for on-site staff and monitor progress regularly
  • Effectively utilize performance reviews and performance improvement plans for staff. Make recommendations for changes in compensation and positions
  • Ensure all administrative processes involving personnel are handled on a timely basis (i.e., performance evaluations, salary reviews, time sheets, change of status forms, etc.)
  • Effectively work with Regional Manager and Director of Multi-Family

Maintenance, Operations & Capital Expenditures

  • Maintain regular daily office hours per company policy and adequate coverage on weekends and holidays as required
  • Establish schedules & assign personnel for routine maintenance & emergency coverage.
  • Supervise the service team
  • Perform regular inspections of the grounds, building exteriors and common areas
  • Record deficiencies and take necessary action within budgetary restrictions
  • Conduct inspections of occupied apartments to ensure sanitary housekeeping conditions and conformance with occupancy standards
  • Establish expectations for completion of general and preventative maintenance and monitor progress
  • Ensure all service requests are handled appropriately and in a timely manner
  • Ensure proper communication with residents regarding open work orders
  • When necessary send notices of violation or vacate order to non-compliant residents
  • Collaborate and implement annual Capital Improvement plan
  • Monitor violations and abatements for prompt turn-around on completion
  • Meet contractors and vendors and negotiate contracts for work to be done on the property
  • Comply with all HUD and housing authority regulations and processes. Inform housing if and when a resident is non-compliant
  • Ensure proper response and handling of all community concerns, issues and emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities (i.e., criminal activity on community

Leasing & Marketing

  • Ensure property is rented to fullest capacity
  • Work with Support team to develop and utilize marketing strategies to secure prospective residents
  • Confirm that leasing staff techniques are effective
  • Conduct monthly market surveys
  • Monitor and analyze traffic, conversion ratios, renewal information, marketing data, etc.
  • Ensure all application and lease paperwork are completed and accurate in accordance with company policy.

Finance

  • Collect on delinquent accounts.
  • Maintain accurate records of all community transactions and submit on timely basis (i.e., rent payments, delinquency reports, move-in/move-outs, deposit accounting, credit card receipts, etc.).
  • Meet financial goals, operate asset in owners’ best interest Identify opportunities to increase revenue, and other opportunities to maximize NOI.
  • Assist in budget preparation
  • Ensure that all rents and late fees/additional charges are collected, posted and deposited in a timely manner (All monies collected should be scanned and receipted daily).
  • Input and approve invoices in system daily.
  • Submit reports to support team (weekly, monthly, quarterly, etc) as directed.
  • Attend monthly Performance meetings and provide additional information to support and or explain and variances in financial statement.

Customer Service

  • Develop culture of service where resident needs are appropriately prioritized
  • Develop culture where customer service to internal and external customers is a priority.
  • Respond to residents, address concerns/ requests on timely basis to ensure satisfaction.
  • Work in collaboration with the other departments and properties at TRU Management.

EXPERIENCE

  • Multi-family management: 3 years minimum preferred.
