Job Title: Maintenance Technician

Department: Property Management - Apartment Homes

Reports To: Property Manager and Maintenance Supervisor

Job Overview:

As a Maintenance Technician for Apartment Homes, your primary responsibility is to ensure the overall maintenance and functionality of apartment complexes. You will be responsible for conducting repairs, preventive maintenance, and addressing service requests from tenants. This role requires a diverse skill set in areas such as plumbing, electrical systems, HVAC, and general building maintenance. Effective communication with both tenants and property management is essential to ensure a positive living environment and tenant satisfaction.

Key Responsibilities:

  • Routine Maintenance:
  • Conduct regular inspections of apartment units and common areas to identify and address maintenance issues.
  • Perform routine maintenance tasks, including but not limited to painting, carpentry, appliance troubleshooting, and other general repairs.
  • Repairs and Troubleshooting:
  • Respond promptly to maintenance requests from tenants or property management.
  • Diagnose and repair issues related to plumbing, electrical systems, heating, ventilation, air conditioning (HVAC), appliances, and other structural elements.
  • Appliance Maintenance:
  • Troubleshoot and repair appliances, such as refrigerators, stoves, dishwashers, and laundry equipment.
  • Coordinate with vendors for appliance replacements or major repairs when necessary.
  • Tenant Communication:
  • Communicate effectively with tenants to schedule maintenance visits, address concerns, and ensure their satisfaction.
  • Provide clear and concise instructions to tenants on property care and maintenance responsibilities.
  • Preventive Maintenance:
  • Implement preventive maintenance programs to extend the life of equipment and reduce the likelihood of breakdowns.
  • Schedule and carry out routine inspections to identify potential issues before they become major problems.
  • Emergency Response:
  • Be available for emergency maintenance calls and respond to urgent issues, such as water leaks, power outages, or other critical situations.
  • Coordinate with appropriate personnel to resolve emergency situations efficiently.
  • Documentation and Reporting:
  • Maintain accurate records of all maintenance activities, repairs, and inspections.
  • Report completed tasks, outstanding issues, and recommendations for improvement to the Property Manager or Maintenance Supervisor.
  • Health and Safety Compliance:
  • Adhere to safety protocols and regulations to create a secure environment for both residents and maintenance personnel.
  • Conduct safety inspections and address any potential hazards promptly.

Qualifications:

  • High school diploma or equivalent; technical or vocational training in maintenance-related fields is a plus.
  • Proven experience in property maintenance or a related field.
  • Strong knowledge of electrical, plumbing, HVAC, and general building systems.
  • Ability to use maintenance tools and equipment effectively.
  • Excellent problem-solving skills and attention to detail.
  • Strong communication and interpersonal skills.
  • Physical ability to lift, carry, and move heavy objects.
  • Availability for on-call and emergency response duties.
