LEAD MAINTENANCE TECHNICIAN

We are currently seeking a skilled Lead Commercial Maintenance Technician. This position will oversee maintenance operations at a Class A Corporate Campus. This candidate should have excellent customer service skills, enjoy working with the clients, be able to work independently and is a self-starter with the ability to respond professionally to common inquiries or complaints.

RESPONSIBILITIES

  • Responsible for servicing products and equipment on assigned projects and ensuring customer satisfaction.
  • Performs repairs, overhauls, and start-ups of commercial HVAC systems.
  • Uses a variety of hand tools, following blueprints, wiring diagrams, piping schemes or engineering specifications, to diagnose and repair units.
  • Assist in solicitation and administration of various service contracts.
  • Assist in snow removal operations on a limited capacity.
  • Lead a maintenance team to maintain the facility and ensure the client can perform its business operations.
  • Performs preventative maintenance, site surveys, replacement, and modifications as needed or requested by tenants.
  • Prepares for on-site installation and repairs by examining building layout, anticipating difficulties, gathering materials, and coordinating on-site work as necessary.
  • Provides technical support to tenants.
  • Flexibility to work overtime/weekends, as required.

REQUIREMENTS

  • 2 years of commercial HVAC service experience
  • Must be able to walk frequently, use elevators, and climb ladders and stairways
  • Ability to lift 75 pounds on a regular basis
  • Valid driver's license
  • Can successfully pass a criminal background check and drug test
  • Good computer skills including use of MS Office, Work order systems and Building Management software

PRIMARY RESPONSIBILITIES

  • Review daily service requests with Property Manager and maintenance staff to ensure a 24-hour response time.
  • Follow and maintain the preventative maintenance programs established for properties within the company and follow OSHA, state, and federal regulations.
  • Always maintain professional appearance and demeanor.

MAINTENANCE

  • Physically walk and inspect properties on a frequent basis to propose upgrades and address any corrective issues.
  • Immediately report and correct all maintenance issues by diagnosing and performing minor and routine maintenance/repair to all common areas and units.
  • Share on-call responsibility with other Maintenance Staff and respond to service requests within 24 hours.
  • Seek bids and work with vendors on the completion of projects.
  • Diagnose and repair HVAC related issues.
  • Other duties assigned.

ADMINISTRATIVE

  • Prepare inventory and perform management approved purchases of equipment, supplies, tools, and services while reordering as needed.
  • Make recommendations for contract services and vendors. Develop relationships and look for areas to reduce operating costs.
  • Responsible for the supply and upkeep of all chemicals, tools and/or assigned equipment of the property in a safe manner according to company policy.

Company employees are expected to always conduct themselves in a professional manner, perform the tasks delegated by supervisors, and observe and support the company’s policies and procedures.

Job Type: Full-time

Pay: $35.00 - $45.00 per hour

Expected hours: 40 per week
