Job Overview:
We are seeking a highly skilled and experienced Building Maintenance Technician to oversee the maintenance and operations of our facility. The Building Superintendent will be responsible for ensuring the smooth functioning of all building systems, supervising maintenance staff, and providing excellent customer service to tenants.
Responsibilities:
- Supervise and coordinate the work of maintenance staff, including assigning tasks and ensuring work is completed in a timely manner
- Perform routine inspections of the building systems, including HVAC, plumbing, electrical, and mechanical, to identify any issues or potential problems
- Respond to tenant requests and inquiries promptly and professionally, providing excellent customer service at all times
- Coordinate and oversee repairs and maintenance projects, ensuring they are completed efficiently and within budget
- Maintain accurate records of maintenance activities, including work orders, repairs, and inspections
- Utilize CMMS (Computerized Maintenance Management System) to track work orders, schedule preventive maintenance tasks, and manage inventory
- Troubleshoot equipment malfunctions and perform minor repairs as needed
- Fabricate or modify equipment parts as necessary
- Ensure compliance with all safety regulations and maintain a safe working environment for staff and tenants
Qualifications:
- High school diploma or equivalent required; additional technical certifications or training preferred
- Strong mechanical knowledge and experience working with building systems such as HVAC, plumbing, electrical, and mechanical
- Proven experience in supervising maintenance staff or teams
- Excellent customer service skills with the ability to effectively communicate with tenants and address their needs
- Familiarity with logic controllers and ability to read schematics is a plus
- Proficient in English language (both written and verbal)
- Strong leadership skills with the ability to motivate and guide a team
