Job Summary

A national real estate investment manager is seeking a self-motivated and passionate Assistant Property Manager to join our team to support the day-to-day management of a multifamily property. The Assistant Property Manager is responsible for supporting the Property Manager in achieving revenue goals, managing expenses to budget, and other financial objectives set by the asset management team through effective management of the asset and its on-site team, while consistently providing an exceptional level of service and support to our residents, employees, and vendors. This role assumes the duties and responsibilities of the Property Manager when they are absent, including managing the property’s cash flow and making daily bank deposits.

Compensation and Benefits

Pay: $65,000 to $70,000 per year plus an annual discretionary bonus

We offer a wide range of benefits to help you meet your individual needs, including medical, dental, vision, and basic life insurance options. The company offers auto-enrollment in its 401(k) plan after 60 days of employment. New employees accrue 40 hours of vacation in the first year and earn paid sick leave per state requirements*. Eligible employees will also receive a floating holiday (if working) or paid holidays (if scheduled off) for 6 holidays each year**.

*The Company provides at least 40 hours of Paid Sick Leave annually in states where there is no mandate. **To be eligible for holiday pay, employees must have completed 90 days of employment and have worked the last scheduled day before and the first scheduled day after the holiday.

Duties/Responsibilities

  • Assisting the Property Manager with actively managing property operations (at least 80% of the time while on duty), including:Being available to residents; identifying needs, addressing questions, or concerns promptly and professionally
  • Conducting weekly inspections of the property for cleanliness and curb appeal; preparing a summary report of property activity, conditions observed, and residents visited
  • Supervising rent collection policies and implementing collection programs, including delivering late notices, posting rents, serving Five-Day Pay or Quits, serving eviction notices, taking 30-day notices, and processing move-outs
  • Helping with the leasing process, including showing units and processing applications for prospective residents
  • Preparing and submitting all property reports, including monthly financials with explanations of variances
  • Executing promotional and markdown activities according to established guidelines
  • Establishing a friendly and helpful working relationship with residents to gain their loyalty and trust with the objective to access additional revenue through referrals
  • Assisting Marketing with the implementation of promotional strategies and marketing plans to increase leasing and renewal activity
  • Assisting with supervising the entire property management and maintenance teams, including:Hiring, on-boarding, training, scheduling (including delegating tasks and assignments to meet business needs and move-in schedules), evaluating work product, mentoring, coaching, conducting performance reviews, and terminating staff to ensure company standards are met or exceeded
  • Ensuring compliance with all applicable local, state, and federal laws, including wage and hour, meal and rest breaks, final pay requirements, OSHA, human rights, and equal employment opportunity regulations
  • Assisting in the oversight of all property maintenance issues, including:Addressing and resolving all emergencies that may arise on site
  • Reviewing the inventory of all equipment and suppliesPerforms other related duties as assigned
  • Supervisory Responsibilities
  • Depending on the size of the location, supervisory oversite may include any combination of the following, Leasing Managers, Leasing Consultants, Concierge Associates, Door/Gate Attendants, Courtesy Officers, and HousekeepersRequired Skills/Abilities
  • Treats all current and future residents with the highest level of concern and care; demonstrates a natural disposition towards personal and public safety; operates from a place of integrity, honesty, and ethics
  • Able and willing to maintain regular attendance and punctuality to ensure all essential duties are fulfilled
  • Demonstrates excellent verbal and written communication skills with the ability to speak and write, free of typos or grammatical mistakes
  • Ability to communicate with current and future residents, vendors, staff, management, and others effectively and professionally
  • Treats everyone with respect and dignity, accepts responsibility and takes ownership of tasks, follows through on commitments, takes initiative and maintains confidentiality
  • Excellent organizational skills and attention to detail, strong time management skills with a proven ability to meet goals and deadlines, demonstrates a responsible, accountable, and mature disposition coupled with a desire to excel
  • Team player with excellent leadership, supervisory, analytical, and reasoning skills
  • Has a natural disposition for sales and understands sales techniques and processes
  • Ability to function well in a fast-paced, high-volume environment
  • Proficiency with Microsoft Office Suite or related software

Education and Experience

  • Must have obtained, or is in the pursuit of an associate or undergraduate degree(s), or have equivalent work experience managing large multifamily real estate properties required
  • A minimum of 2 years of residential property management experience with a proven track record in leasing or sales plus a minimum of 1 year of experience supervising two or more employees is required
  • Proficient computer skills, including using Microsoft Office products in an office environment
  • Familiarity with general business and accounting concepts and practices; ability to read, understand, and develop financial statements; high-school graduate level mathematical proficiency required
  • Valid drivers’ license to operate company-owned vehicles or to utilize own vehicle for work

Physical Requirements

  • Expected work hours: Must work on the busiest days of the week, including Fridays and Saturdays weekly (and at least one Sunday a month) and on Holidays, during peak business hours, including at least one closing shift weekly

During high-traffic holiday periods, the position is scheduled according to Company standards; schedules must be approved by the supervisor

  • Travel: Occasionally may need to drive a company or personal vehicle for business
  • Work environment and physical demands: General office environment, ability to lift or move items weighing up to 10 pounds

Ability to move about the property to perform assigned tasks and responsibilities, including sitting or standing for extended periods, walking, and climbing stairs to perform functions in various weather conditions and variable climates
