CONCONCRETO LLC is Hiring a Remote Project Manager

Job Description:

A project manager is responsible for overseeing and managing all aspects of a project, from initiation to completion. They play a crucial role in ensuring that projects are delivered on time, within budget, and meet the desired objectives. Project managers work across various industries and sectors, leading teams and coordinating resources to achieve project goals.

DESCRIPTION OF ROLE & RESPONSIBILITIES:

  • The Construction Project Manager must be fully responsible for the complete life cycle of mixed-use development projects consisting of 5 major stages: initiation, planning, implementation / execution, performance and monitoring, and closure.
  • The project manager must report at all times to the Construction Management Director of the company. Manage all phases of mixed-use development, including:
  • Design – By approving or making comments to the proposed design drawings by the architect or design builder
  • Feasibility – Procure and review preliminary studies such as Environmental Impact Assessments, Traffic Studies, Hotel Market Studies, Geotechnical Studies, Market Studies, among others.
  • Budgeting – Creating a Schedule of Values based on design drawings inclusive of hard costs and soft costs.
  • Financing – Assisting financial advisors in securing financing for projects by presenting the preconstruction phase required documents by potential lenders that include design drawings, schedule of values and preliminary studies.
  • Permitting – Securing building permitting by the Authority Having Jurisdiction and manage Building Inspections by Authority Having Jurisdiction (City Fire Marshal, State Fire Marshal, Federal Fire Marshal, City Building representatives, Department of Environmental Resources Management (DERM) among others)
  • Construction document review with code compliance and safety codes.
  • Cost engineering including value engineering depending on construction budget.
  • Project Scheduling – Using Microsoft Project, Primavera, or equivalent software.
  • Act as a liaison with Construction Management Director, General Contractor, Architects, Subcontractors and Engineering consultants.
  • Identify, establish and manage the different projects goals, scope, budget and schedule.
  • Assist during the preconstruction phase with the development of organization’s budget for mixed-use development projects.
  • Assist during project buyout in the transitional time between preconstruction and construction.
  • Review AIA (The American Institute of Architects) G702 Application and Certificate of Payments and G703 Continuation Sheets. [These are construction industry standard forms provided by General Contractors and Subcontractors in order to get paid].
  • Prepare feasibility analysis to assist senior management in determining the appropriate mix of price, time, construction pace and related ratios.
  • Manage and oversee field operation and engineering processes and procedures.
  • Supervising Assistant Engineers, Engineering Assistants, Project Engineers, Assistant Project Managers and Superintendents.
  • Review conceptual drawings, design drawings and construction drawings of different mixed-use development projects.
  • Review Requests for Information (RFI’s) by general contractor or subcontractor, submittals that include shop drawings, product data and samples by subcontractors, and field daily reports.
  • Prepare scope of work and scope of services for engineering consultants and subcontractors to be hired by Ownership and / or General Contractors to develop engineering studies. These include but are not limited to Geotechnical studies, traffic studies, Environmental Impact Assessment studies, Engineering studies, existing building and utility studies, surveys and land use plans.
  • Establish, update and communicate the Master Project Schedule and manage its implementation.
  • Manage the Quality Assurance/Quality Control Program.
  • Strengthen relationships and synergy with engineering consultants, authority having jurisdiction representatives and subcontractors.
  • Procure proposal and lead the bid analysis process of potential subcontractors and/or engineering consultants.
  • Develop General Condition item reports to include these costs incurred within the original budget or schedule of values and develop Monthly
  • construction progress reports to inform Ownership and partners of project updates.
  • Inspect project sites to monitor progress and ensure conformance with design standards to then inform ownership on project findings and budget through regularly scheduled Progress/Review Meetings.

Qualifications:

  • 4-year degree from an accredited university in Civil Engineering, Bachelor of Science, or related major.
  • Master of Science Degree in Construction Management from an accredited university is desired.
  • 5-6 years of experience in construction, project management, structural engineering, design and related professional area.
  • Excellent communication, verbal and written skills in English and Spanish.
  • Demonstrated leadership and interpersonal skills.
  • Ability to read, understand and interpret contract documents, drawings, specifications, scopes of work and project schedules.
  • Ability to implement leading-edge technologies to benefit the project.
  • Detail oriented, extremely organized.
  • Have a sense of urgency to meet deadlines.
  • Excellent organizational and administrative skills.
  • Strategic thinker and resourceful problem solver.
  • Ability to work independently and within a team environment.
  • Advanced skills in Microsoft Office, Bluebeam, MS Project and Procore.

Job Type:

  • Full – Time.

Pay:

  • $100,000.00 - $120,000.00 per year
