Community Housing Improvement Program, Inc. is Hiring a Resident Manager Near Chico, CA

 Get to Know this Role

We have an opening for a Resident Manager in Chico. You’ll manage the property's day-to-day operations. You'll be responsible for ensuring the fiscal and physical integrity of their property and creating a safe and healthy community for tenants. We want Turning Point Commons to be a great place to live, and we'll count on you to help make it happen.

This is a full-time (40 hours per week), non-exempt role. Pay is dependent upon experience. A 3-bedroom apartment and utility allowance are part of the compensation package.

What You Will Do

Oversee the day-to-day operations of the property­­­­. This includes maintaining regular office hours, organizing all the paperwork, scheduling and supervising maintenance staff and vendors, receiving, and processing new applicants and move-outs, enforcing property rules, conducting inspections, and working with residents to respond to issues and property emergencies.

Become knowledgeable in affordable housing programs and Fair Housing regulations. We'll help train you, of course.

Be a supportive team member. You'll join our team of Resident Managers to help each other, share ideas, and develop new ways to make our properties a great places to live.

Please Apply if You Have:

  • Have 2 years of property management experience or a combination of transferable work experience and/or education.
  • The Resident Manager lives on site. A 3-bedroom apartment and utility allowance provided with employment.
  • Are proficient in speaking and writing English and Spanish.
  • Have good organizational skills, are self-motivated, and able to work with minimal supervision to prioritize, juggle, and complete tasks promptly.
  • Have good people skills; are courteous, tactful, and diplomatic in interactions with coworkers, tenants, and vendors.
  • Can learn new computer software. You should feel comfortable operating Windows-based software, including Microsoft Office, Microsoft Outlook. We will train you to use our Property Management Software.
  • Are willing to share on-call responsibilities with other staff and respond to emergencies promptly.

A Qualified Candidate Will be Able to Perform the Following Tasks

  • The Resident Manager ensures the basic repairs, painting, and turnovers of vacant apartments are completed in a timely manner.
  • Must take Certified Occupancy Specialist (COS) course and exam within 6 months of hire. (Agency pays for certification).
  • The Resident Manager processes applications for new residents in a timely manner.
  • Complete initial income certification and annual re-certification procedures for all residents.
  • Appropriately enforce the terms of the Lease Agreement and House Rules.

Additional Requirements to Consider Before Applying

  • Must have a reliable vehicle, a current valid California Driver's license, and be insurable under the criteria established by CHIP's general liability carrier. Must provide current proof of insurance at the levels specified by the CHIP travel policy.
  • You'll need to successfully obtain a Tax Credit Certification within the first 6 months of your employment. (We'll enroll you and pay for the certification).
  • We want to know that you'll be able to succeed at your job based on the physical activities and requirements. A conditional offer will require the successful completion of a physical examination conducted by Enloe Occupational Health Center. Reasonable accommodations as required by the Americans with Disabilities Act (ADA) will be made available as necessary.
