ABOUT THIS POSITION
Summary: The Team Leader of Auxiliary Custodial Services directs the daily operations of work group assigned to the University Center, Maverick Center, Tomlinson Library, Moss Performing Arts Center, and other buildings on campus as necessary which may include employees who are Custodian I's, Student Custodians, Custodial Team Captains, Temp Workers, and Community Service Volunteers to ensure a clean, orderly and attractive campus, consistent with the educational role and mission of Colorado Mesa University. The Team Leader is responsible for ensuring that buildings are maintained daily by supporting the service request process, anticipating campus needs, and proactively supporting the campus events calendar.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other related duties may be assigned.
Plans and directs the daily operations of a custodial work group to include:
Leads a custodial team delivering custodial services using industry best practices, emphasizing planned and scheduled work and preventive maintenance activities while delivering excellent customer service to campus community.
Provides immediate direction and training to custodial staff, including:
  • Prioritizes and performs work as required.
  • Gives direction to a custodial team on job scope and the course of action as needed.
  • Routinely reviews work on site to ensure work was completed properly.
  • Verifies that all safety equipment is used as required and that safe practices are followed.
    Provides hands-on field training in the proper use of tools, equipment, chemicals and personal protective equipment to all staff members.
    Monitors employees work practices to verify that work is being performed in a manner that is consistent with best and safest practices.
    Implements a custodial training program to ensure all employees are trained in a uniform manner and to like standards.
    Uses the computerized maintenance management system (CMMS) to track work performed.
    Works with other operational staff and CMMS data to provide necessary inventory, tools, and equipment to ensure cost-effective delivery of service.
    Performs the tasks of a custodian, as needed.
    Performs the duties of a custodial supervisor, when directed in absence of supervisor.
    Identifies opportunities for improvement and recommends modifications to existing systems.
    Supports, encourages and motivates members of the work group.
    Stays abreast of changes in technology and techniques, and maintains expertise on new and improved cleaning instruments and methods.
    Provides customer service support for faculty and staff to ensure adequate custodial service.
    Provides input to supervisor and helps prepare department budget by providing recommendations and by monitoring departmental expenses. Submits and justifies requests in excess of current budget to supervisor for review and approval.
    Required Qualifications:
  • A high school diploma or GED is required.
  • A minimum of two years full-time employment within the past five years performing the duties of a custodian in a commercial, industrial or educational environment is required.
  • Must have a working knowledge of custodial equipment and the safe use and application of cleaning chemicals.
  • Ability to coordinate the efforts of a team of employees is required.
  • Demonstration of excellent people and customer-service skills is required.
  • Demonstrated proficiency in the use of APPA Standards, Microsoft Word, Microsoft Excel, work order system software is required.
  • Must be able to utilize labor-tracking software, as well as make amendments to the program and analyze data produced by it.
  • Must possess valid Colorado driver's license.
  • Experience supervising employees in a custodial environment is preferred, and experience working in higher education is a plus.
