About the Role: Are you ready to take the reins as our Property Manager? This role is all about overseeing every facet of our property portfolio, from fostering positive relationships with tenants to ensuring smooth operations and vendor management. We're looking for someone who embodies approachability, attention to detail, and forward-thinking vision. Reporting directly to the Director of Property Management, you'll collaborate closely with our dedicated Property Management Team.
Responsibilities:
  • Conduct thorough property inspections and maintenance assessments onsite to uphold our standards of excellence.
  • Partner with our Project Management & Development Services (PDS) team to execute capital projects, consistently surpassing monthly budget objectives.
  • Tackle day-to-day property management issues with efficiency and professionalism.
  • Coordinate and meticulously review budget/CAM reconciliation processes for optimal financial management.
  • Play a pivotal role in acquisitions and dispositions, both onsite and in-house.
  • Manage tenant relations, satisfaction, and retention:
    • Assist in overseeing a diverse tenant base of over 350 tenants and 70 assets in the vibrant Chicagoland area
    • Handle lease coordination, renewals, move-ins, and move-outs with finesse.
    • Abstract lease agreements and provide clear explanations to each tenant.
    • Drive improvements in our company's Net Promoter Score (NPS) through proactive initiatives.
  • Exercise diligent building oversight:
    • Supervise and coordinate preventive and routine maintenance activities to ensure optimal property performance.
    • Spearhead capital and tenant improvement planning and execution.
    • Conduct inspections of vacant units and collaborate with vendors to complete necessary repairs promptly.
    • Ensure maintenance assignments are adequately staffed through effective contractor and third-party maintenance staff management.
    • Maintain a strong presence and foster relationships with our esteemed Broker Partners in the real estate industry.
    • Assist with monthly and quarterly investor reporting, as well as annual valuation assessments.
Requirements:
  • A comprehensive understanding and proven track record in:
    • Certificates of Insurance
    • Identifying tenant delinquencies and implementing effective collection measures
    • Compiling CAM/RE Tax Reconciliations
    • Annual budgeting
    • Cultivating strong vendor relationships
    • Detailed lease analysis
Education / Experience / Licensing Requirements:
  • 3-5 years of Commercial Real Estate experience is a must.
  • Bring at least 3 years of Property Management experience to the table.
  • A Bachelor’s degree in Business Administration, Real Estate, or a related field is preferred.
  • Possession of an Illinois Real Estate License (or in the process of obtaining) is preferred.
  • Proficiency in Microsoft Excel, Microsoft Word, and Yardi software is essential for success in this role.
