A successful Midtown commercial property seeks an experienced Building Handyman to assist the Superintendent in the daily operations of an East Side office property.
Job description:
· Assist the Superintendent & Property Management as needed
· Regularly update your direct supervisor of overall building conditions, especially but not limited to building systems malfunctions (elevator, boiler, standpipe, etc.).
· Provide weekly status reports. Supervise all maintenance programs relating to the interior and exterior conditions and appearance of the properties
· Perform daily walk through of the premises, complete inspections, and submission of reports of inspection.
Attend operations meetings as required
· Performance of daily building maintenance such as but not limited to HVAC, plumbing, pest control, electrical, BMS, generator, etc.
· Compose and respond to workplace tickets issued.
· Complete repairs, installations, and maintenance of facility. (Drywalling, Flooring, Plumbing, Electrical, etc.)
· Provide excellent customer service and maintain a Class A occupancy first-class tenant relations including but not limited to analyzing and resolution of tenant complaints.
· Upkeep and up to date keeping on annual filing such as but not limited to Energy, Elevators, inspections, fire alarm/water sprinkler systems, boilers/generators, as well as any City filing and/or complaints.
· Has sufficient knowledge of construction to supervise and coordinate all construction work to ensure that all alterations are performed in accordance with building standards and local code requirements.
· Can complete projects independently with appropriate instruction
· Knowledge and proficiency of Power tools, craftsmanship techniques, repair and troubleshooting
Requirements:
· (S-13)- Citywide Standpipe Systems
· (P99)-Low Pressure Oil Burner Operator
· (P98)-Fuel-Oil Piping and Storage System
· Minimum of two (2) years maintenance or construction experience
· Must demonstrate familiarity with the NYC Department of Building Code and a thorough understanding of the application, permitting, and certificate of occupancy processes in NYC.
· Must be familiar with all NYC Governing Entities, inclusive of FDNY, DEP, DOH
· Computer literacy required; Microsoft Word, Excel, and Outlook.
· Excellent working knowledge of construction terminology and superior ability to read and interpret construction documents
· Must have knowledge of building systems (MEP, FA, BMS)
· Excellent interpersonal and verbal/written communication skills, as this position entails a lot of phone calls, emails, and follow ups
· Team oriented, self-motivated and positive attitude.
· Highly organized, acute attention to detail, and multitasker
· Experience with high end commercial properties a plus
· Understanding of electrical/mechanical and other commercial office operating systems
· Professional presence and appearance and demonstrate effective leadership and communication skills while working with teams.
