CITY OF LITTLETON is Hiring a Facilities Maintenance Technician Near Littleton, CO

Position may be filled at the Entry Level or Senior Level, depending on qualifications and department needs.

 
The City of Littleton is looking for a talented Facilities Maintenance Technician to join our busy Facilities team. We offer competitive pay, outstanding benefit plans and year-round, long-term job stability. Our Facilities Maintenance Technicians perform a variety of building maintenance and repair tasks, small remodel projects, and light janitorial tasks in city-owned public buildings. Facilities Maintenance Technicians maintain HVAC, mechanical, and plumbing systems and performs other skilled work and routine unskilled building maintenance work as required. Work is performed in accordance with established procedures and accepted practices; however, the employee is expected to exercise initiative and independent judgment in completing job duties and meeting unusual work circumstances.
 
The ideal candidate is focused on safety and possesses a variety of facilities maintenance skills and experience including maintenance and repair of HVAC systems, plumbing and electrical, and the ability to complete general carpentry and remodeling projects.

Starting pay range for Facilities Maintenance Technician - $23.30 – $25.75/hour
Starting pay range for Senior Facilities Maintenance Technician - $30.00 – $33.25/hour
 
This full-time position is non-exempt per FLSA and is eligible for overtime compensation.

  • Checks and maintains building heating, ventilation, and air conditioning (HVAC); electrical; plumbing; and mechanical systems to insure proper operation of these systems. Performs preventive and scheduled maintenance tasks and completes repairs, as necessary, to these systems to insure their proper operation. (Complex electrical work is typically contracted to a licensed provider.) Work assignments include, but are not limited to, preventive maintenance on buildings; repair and adjustment of HVAC, electrical and plumbing systems; fabrication; and carpentry-type projects.
  • Constructs or assists in building construction and remodeling projects. Projects may include, but are not limited to, construction or remodeling of walls, doors, ceilings, counters, closets, and shelves; installation of structural, mechanical, electrical, and plumbing systems; painting; and woodworking.
  • Periodically opens city buildings, checks HVAC systems for proper operation; walks through building to inspect general condition and lighting; makes minor repairs and adjustments to building and building equipment systems as necessary; replaces light bulbs, lamps, and lighting fixtures as required; notes other building repair needs for future action.
  • Utilizing the Facilities Maintenance Information System (Asset Essentials) reviews daily work assignments and reports daily work progress to supervisor. Performs daily work schedule and establishes work priorities to complete scheduled and assigned work within the parameters assigned by the supervisor.
  • Assists other departments and employees, as necessary, with the set-up and teardown of furnishings and fixtures for community meetings and special events. Responds as necessary to emergency calls to make temporary or permanent repairs or adjustments to city buildings, HVAC, electrical, plumbing, or mechanical systems. Maintains situational emergency security systems.
  • Establishes and maintains effective working relationships and interactions with supervisors, other city employees, vendors, and the public through oral and written communications; observes and follows established city and department policies, procedures, rules, orders, and instructions from the supervisor in the daily conduct of the job.
  • Delivers work products and services within the assigned work schedule. This full-time Position requires employee to carry a supplied cell phone and participate in a mandatory, rotating on call schedule and respond, as necessary, to emergency calls for city building maintenance or repairs which may occur outside the assigned work schedule. Compensation for on call duty pay is in accordance with city procedures.
  • Assembles and disassembles furniture, equipment, and shelving.
  • Performs janitorial tasks, as required, to maintain the cleanliness of buildings. Tasks may include, but are not limited to, vacuuming carpets and mopping floors; emptying wastebaskets; dusting surfaces; cleaning restroom sinks, toilets, floors, walls and fixtures.
  • Performs other similar assignments and projects as required.
  • May serve as an Emergency Worker.
 
Additional Responsibilities for Senior Facilities Maintenance Technician:

  • Mastery of skilled plumbing repairs and drain cleaning.
  • Performs inspections and coordination of contract work; sets schedules and performs problem solving with contractors.
  • Ability to perform or direct the maintenance and repair of a variety of HVAC systems/components.
  • Assists with PM schedules for City of Littleton Facilities.
  • Expertise in the use of multi-meters and electrical diagnosis.
  • Reads, understands, follows, and interprets schematics and drawings associated with electrical, mechanical, and building systems.
  • Demonstrated expertise in the diagnostics and repair of pumps, motors, fans, hydraulics, valves, gears and drives of varying types.
  • Ability to perform electrical repairs not requiring a licensed professional.
  • Demonstrated expertise in wood working, tile installation and flooring.
  • Acts as a mentor to technicians with less experience.
Facilities Maintenance Technician:
 
  • High school diploma or equivalent; and
  • A minimum of one (1) year of experience in facilities maintenance or related field; or
  • An equivalent combination of education, training and work experience that produces the knowledge, skill, and ability to perform the essential duties and responsibilities of the position may be considered.
  • Must have a valid driver’s license.
  • Must be able to pass a pre-employment criminal background check, motor vehicle records check, drug screen and physical.
 
Senior Facilities Maintenance Technician:
 
  • High school diploma or equivalent; and 
  • Two (2) years of experience in facilities maintenance or related field; or 
  • An equivalent combination of education, training and work experience that produces the knowledge, skill, and ability to perform the essential duties and responsibilities of the position.
  • Must have a valid driver’s license.
  • Must be able to pass a pre-employment criminal background check, motor vehicle records check, drug screen and physical.
 

PREFERRED QUALIFICATIONS:
  • Experience maintaining and/or repairing HVAC systems.
  • Construction trades experience (framing, drywall, plumbing, electrical).
  • Experience with modular office furniture.
  • Public sector work experience.
  • Basic understanding of blueprints, schematics, mechanical and architectural drawings.
  • Fundamental ability to use applicable mathematics and measuring devices.
  • Familiarity with common hand tools used in the industry.
  • Familiarity with the use and safe operation of power tools, both electric and pneumatic (saws, drills, screw guns, nail guns, sanders, grinders, shears, etc.).
  • Basic understanding of metals and metal working, to include welding.
  • Fundamental knowledge of and the ability to work with standard construction materials such as wood, insulation, paints/coatings, drywall etc.
  • Has relevant safety training to include PPE, electricity, tools, chemicals, material handling, and hazardous materials.
  • Demonstrated ability to perform inspections and preventive maintenance on a variety of HVAC equipment.
  • Demonstrated ability to perform lighting inspections, change bulbs, fixtures and ballasts and effect minor electrical repairs.
  • Demonstrated ability to perform basic plumbing inspections and repairs (i.e., fix a leaking pipe, repair or replace a faucet, repair or replace a toilet, clear a drain, work with copper, iron and PVC).
  • Able to paint and apply other coatings efficiently and appropriately.
  • Can disassemble/assemble and move furniture.
  • Inspects and performs minor repairs on a variety of appliances.
  • Has a basic ability to repair doors, windows, locks and security fencing.
  • Understands and assists with a wide range of custodial operations when required.
  • May serve as an Emergency Worker.
 
 
WORKING ENVIRONMENT & PHYSICAL ACTIVITIES:

  • Physical requirements include the performance of heavy work that include but are not limited to: lifting, carrying, pushing or pulling objects weighing up to 150 pounds with or without assistance.
  • Long periods of sitting, standing or walking may be required. Work is primarily performed indoors in an office, mechanical and equipment areas of city buildings. Outdoor work is conducted in mechanical and equipment areas including rooftops of city buildings. This work includes exposure to extreme temperature and weather changes;; HVAC and mechanical equipment vibration and noise estimated at up to 90 decibels of unprotected exposure for an average of up to 30 minutes per day (the use of hearing protection devices to reduce noise exposure to acceptable OSHA levels is mandatory); exposure to fumes, odors, dusts, mists and gases from the operation of equipment and the atmosphere (the use of protective eyewear while operating power and hand tools or performing work involving potential eye injury hazards is mandatory); exposure to mechanical and electrical hazards; high exposed work sites, burns and radiant energy; exposure to toxic and caustic chemicals.
 
 
MATERIAL AND EQUIPMENT DIRECTLY USED:
A variety of hand and power tools and mechanical equipment, including, but not limited to, hand and power saws; electric drills, sanders, planers; screwdrivers, hammers, wrenches and pliers; electronic and mechanical testing devices; tape measures; grinder, step and extension ladders, scaffolds; bucket truck, assigned utility truck with two-way radio; telephone, basic power tools, welder, and cutting torches.
