Chapel Hill - Carrboro City Schools is Hiring a HVAC Foreman Near Chapel Hill, NC

TITLE: HVAC Foreman 
 
HOURLY SALARY: $23.61 per hour 
BENEFITS: Full benefits including paid holidays, sick leave and annual leave, health insurance and retirement. Local supplement of 5.5% starts the month after completion of first year. State longevity after 10 years of service.
QUALIFICATIONS:
  1. High school diploma or the equivalent.
  2. HVAC License
  3. Successful completion of an HVAC program.
  4. At least three years experience as a heating-air conditioning technician in private fields, or alternatively, five years successful experience as a maintenance worker in a school district.
  5. Demonstrated leadership ability.
  6. Valid North Carolina Driver’s License.
  7. Such alternatives to the above qualifications as the Board may find appropriate and acceptable.
 
REPORTS TO: Maintenance Supervisor
 
SUPERVISES: Indirect Supervision of HVAC Assistant
 
JOB GOAL: To help maintain the physical school plant in a condition of operating excellence so that full educational use of it may be made at all times.
 
PERFORMANCE RESPONSIBILITIES:
 
  1. Assumes primary responsibility for maintaining the safe condition of the heating, ventilation, air conditioning, and refrigeration in the facilities owned or operated by the school district. 
  2. Determines which repair jobs may be performed by maintenance workers on the staff and which must be performed by outside contracts, and advises the maintenance supervisor accordingly. 
  3. Mounts compressor and condenser units on platform or floor, using hand tools. 
  4. Fabricates, assembles, and installs duct work and chassis parts, using portable metal working tools and welding equipment. 
  5. Installs evaporator unit in chassis or in air duct system, using hand tools. 
  6. Connects motor, compressors, temperature controls, humidity controls, and circulating ventilation fans to control panels and connects control panels to power source. 
  7. Observes pressure and vacuum gauges and adjusts controls to insure proper ventilation. 
  8. Studies system blueprints, specifications, and performance data to determine configuration and purpose of system components, such as motors, pumps, fans, switches, ducts or pipes. 
  9. Inspects system to verify system compliance with plans and specifications and to detect malfunctions in system component parts. 
  10. Opens and closes louvers in system duct work or adjusts flow control valves in piping to balance system, using hand tools such as pliers, screwdrivers, or wrenches. 
  11. Discusses system operation with users to isolate problems and verify that malfunctions have been corrected. 
  12. Lays out reference points for installation of structural and functional components, using measuring instruments, such as tape, transit, plumb bob, levels, and square. 
  13. Lifts and aligns components into position using hoist or block and tackle. 
  14. Screws, bolts, rivets, welds, and brazes parts to assemble structural and functional components, such as motors, controls, switches, gauges, wiring harnesses, valves, pumps, compressors, condensers, cores, and pipes. 
  15. Pumps specified gas or fluid into system. 
  16. Starts system, observers operation, reads gauges and instruments, and adjusts mechanisms, such as valves, controls, and pumps to control level of fluid, pressure, and temperature in system. 
  17. Dismantles malfunctioning systems and tests components, using electrical, mechanical, and pneumatic testing equipment. 
  18. Replaces or adjusts defective or worn parts to repair systems. 
  19. Insulates shells and cabinets of systems. 
  20. Reassembles unit, using measuring instruments, hand tools, soldering iron, and hand torch. 
  21. Adjusts unit controls. 
  22. Records cause of malfunction, repairs, and replacements made. 
  23. Cuts, punches, flanges, shears, and solders sheet metal ducts and parts, using hand tools and portable power tools. 
  24. Cements insulation in place over piping or tubing. 
  25. Lubricates fans, motors, and control units. 
  26. Installs and changes air and water filters in completed assembly. 
  27. Operates automatically fired boilers to generate steam that supplies heat or power for buildings or industrial processes. 
  28. Observes pressure, temperature, and draft meters on panel to verify specified operation of automatic combustion control systems, feed water regulators, stoker, pulverizer, and burners. 
  29. Tests and treats boiler feed water, using specified chemicals. 
  30. Maintains log of meter and gauge readings and records data, such as water test results and cooling tower. 
  31. Tests faulty equipment and applies knowledge of operating electronic units and systems to diagnose cause of malfunction. 
  32. Replaces defective components and wiring and adjusts mechanical parts, using hand tools and soldering iron. 
  33. Aligns, adjusts, and calibrates equipment according to specifications. 
  34. Recommends supplies and equipment for purchase, and maintains the inventory of district-owned tools, equipment, and supplies. 
  35. Estimates cost of HVACR repair projects in terms of labor, materials, and overhead. 
  36. Examines district-owned facilities on a regular basis for the purpose of preventative maintenance. 
  37. Responds to emergencies as appropriate. 
  38. Performs other duties as assigned.
 
TERMS OF EMPLOYMENT: Twelve-month year. Salary and work year to be established by the Board. (Grade 732)
 
EVALUATION: Performance of this job will be evaluated annually in accordance with provisions of the Board’s policy on Evaluation of Administrative Personnel.
