GENERAL SUMMARY 

The Maintenance Lead position directly supervises the routine work of maintenance team of Central Oil and Supply as they maintain the property of the company, as well as, the company’s customer leased properties.  

PRINCIPAL DUTIES AND RESPONSIBILITIES 

1. Supervises maintenance technicians as they perform the routine maintenance on buildings’ interior and exterior; including, but not limited to painting, plumbing, electrical, and mechanical work. Completing the work of a technician as needed. 

2. Maintains the company’s workorder system. Issues assignment to team through the company work order system. Utilizes it to update notes on work orders and closes workorders as work is complete. 

3. Maintains company’s Point of Sale system and Phone systems. 

4. Contacts and schedules vendors and contractors for necessary building repairs and emergencies that are outside the scope of routine maintenance. 

5. Assists in the repair and maintenance of a wide variety of pumps, valves, pneumatic controls, electrical, mechanical, and hydraulic devices as needed 

6. Completes final inspection of work completed by technician to ensure it meets company standards and practices. 

7. Assists with installation and modification of building equipment systems. 

8. Troubleshoots plumbing issues and repairs as needed.  

9. Supervises the maintenance procedures including when performed and when next service is due. 

10. Ensures the following is being completed by techs: maintains physical condition of properties by inspecting equipment; issuing work orders for repair and requisitions for replacement. 

11. Responds immediately to emergency situations and customer concerns. 

12. Complies with all applicable codes, regulations, governmental agency and Company directives as related to building operations and practices safe work habits. 

13. Other duties as assigned.

QUALIFICATIONS AND CHARACTERISTICS 

· Working knowledge of Excel, Word and Workorder system

· Works efficiently in a demanding environment. 

· While performing the duties of this job, the employee may be required to work in cold and hot temperature. This position is very active and requires standing, walking, bending, kneeling, stooping, and climbing all day. This position may also be required to lift or move items up to 50 pounds. Some overnight and weekend travel may occur in this position.  

· Technical training from certified vocational school. 

· Electrical, plumbing, and mechanical experience recommended.  

· Fork Lift experience a plus.
