Job Title: Property Management Maintenance Supervisor

Position Overview:
We are seeking a skilled and experienced Property Management Maintenance Supervisor to join our team. The Maintenance Supervisor will play a crucial role in overseeing all aspects of property maintenance, ensuring that our properties are well-maintained and that resident maintenance requests are addressed promptly and effectively.

Responsibilities:

• Supervise a team of maintenance technicians and contractors, providing guidance, training, and support as needed.
• Coordinate and prioritize maintenance tasks, including routine maintenance, repairs, and unit turnovers.
• Conduct regular inspections of properties to identify maintenance needs and ensure compliance with safety and quality standards.
• Respond promptly to resident maintenance requests, resolving issues in a timely and professional manner.
• Maintain accurate records of maintenance activities, including work orders, inventory, and expenses.
• Oversee vendor relationships and procurement of maintenance supplies and services.
• Ensure that maintenance work is performed efficiently, cost-effectively, and in accordance with company policies and procedures.
• Monitor property systems and equipment, identifying opportunities for improvement and implementing preventive maintenance measures.
• Collaborate with property management team members to address resident concerns and maintain high levels of resident satisfaction.

Qualifications:

• High school diploma or equivalent; additional education or certifications in maintenance or related fields preferred.
• Minimum of 5 years of experience in property maintenance, with at least 2 years in a supervisory role.
• Strong technical skills in plumbing, electrical, HVAC, and general maintenance.
• Excellent leadership and interpersonal skills, with the ability to motivate and inspire a team.
• Proven ability to prioritize tasks, manage time effectively, and meet deadlines.
• Knowledge of safety regulations and best practices in property maintenance.
• Experience with property management software systems preferred.
• Valid driver's license and reliable transportation.
