MAINTENANCE ASSISTANT

This position is responsible for assisting the Maintenance Director in the maintenance and repair program involving buildings and grounds.

QUALIFICATIONS:

  • High School graduate or equivalent.
  • Minimum of 6 months of experience in a long term care setting preferred.
  • Ability to follow direction with minimal oversight.
  • Organizational skills.
  • At least 1 years’ experience in maintenance and various mechanical, electrical and plumbing systems preferred.
  • Ability to read and interpret technical manuals.
  • Knowledge of local codes and ordinances.
  • Knowledge of safety regulations.
  • Knowledge of record keeping and cost estimating.
  • Knowledge of supplies and equipment used by department and the care of this equipment.
  • Ability to sort, check, count and verify numbers.
  • Ability to read, speak, write and understand English.
  • Ability to tactfully deal with facility personnel, residents, family members, visitors, etc.
  • Meet all health requirements imposed by law.
  • Basic data entry skills and the ability to type.

DUTIES AND RESPONSIBILITIES:

  • Assists Maintenance Director with the facility maintenance program (heating, cooling, plumbing, water, gas, electrical, mechanical, oxygen, communications, carpentry, painting, plastering, refinishing and similar work/heavy duty cleaning, grounds care, maintenance of institutional equipment and vehicles) as directed.
  • Requisitions supplies and equipment for use in department activities.
  • Keeps records of work performed and costs involved.
  • Coordinates work of maintenance department with other department functions so as not to interrupt patient care or normal business functions.
  • Advises and consults with Maintenance Director on maintenance and repair needs concerning structure, equipment and grounds.
  • Assists with the inspection of all equipment and systems regularly for proper functioning and safety as directed by Maintenance Director.
  • Assists with the inspection of the building and grounds regularly for compliance with local codes, ordinances and safety regulations as directed by Maintenance Director.
  • Prepares and submits reports, as directed by Maintenance Director.
  • Able to be on call for emergencies.
  • Able to attend department head meetings, workshops and institutes.
  • Be able to perform any or all duties concerned with electricity; plumbing; painting (including resurfacing floors, walls, ceilings); carpentry (including furniture refinishing or repair); mechanics (including equipment and mechanical systems); hearing, cooling and water systems; except those services performed under service contract with outside contractors. .
  • Performs duties concerned with maintenance of grounds, parking lots, driveways, etc. May include gardening, landscaping, clean-up, snow removal, etc. except that performed under service contract.
  • Performs heavy custodial duties such as scrubbing and buffing; cleaning of basement; storage, utility areas; washing walls, ceilings, outside windows; changing screens and storm windows; changing light bulbs in ceiling fixtures and housekeeping duties in very high places; removing and disposing of garbage and trash; others.
  • Runs errands; handles incoming and outgoing freight; lifts and moves heavy furniture and equipment; other miscellaneous duties as directed by the Maintenance Director.
  • Responsible for the care, maintenance and repair of institutional property, equipment and grounds as directed by the Maintenance Director.
  • Responsible for the care and use of supplies and maintenance of equipment used in performance of duties.
  • Be able to keep adequate records.
  • Able to take emergency call.
  • Follow established safety and infection control procedures.
  • Participates in all required inservice training.
  • Maintains safe working conditions and follows dress code.
  • Reports to supervisor all complaints and grievances made by residents, families and visiting individuals.
  • Adheres to and promotes Code of Conduct.
  • All other duties as assigned.
