Carson Development - Ledge Rock is Hiring a Real Estate Broker Near Johnstown, CO

If you have a passion for retail and real estate, Carson Development is a compelling place to grow your career. Specifically, we are seeking real estate brokers with tenant representation, leasing, or investment sales experience. We have a new 600,000sqft commercial retail development going in, in Johnstown, CO called Ledge Rock. The position available is responsible for assisting in, and eventually carrying out the day to day functions associated with Carson Development's business and Ledge Rock Development. Those responsibilities include prospecting and business development. The Real Estate Broker must be a self-motivated salesperson interested in above average earning potential. This position will provide the highest level of service for Carson Development's existing and prospective investment sales clients.

Responsibilities include, but not limited to:

- Working side by side with the owner

- Provide investment, advisory and transaction service for strip shopping centers, unanchored strips, grocery and multi-anchored shopping centers, national chain entities.

- Work with current and prospective local, regional, and national retail tenants to understand their needs, win their business, and develop a store growth or optimization strategy

- Leverage your and Carson Development's relationships as well as cold call and market to non-existing relationships to attract quality retail tenant interest in the shopping center’s available space

- Represent investors in the acquisition and disposition of retail or national chains

- Maintain and continue to develop a database of retail or national chain owners and investors

-Prospect for and negotiate exclusive Listing Agreements

- Participate in contract negotiation and due diligence efforts in sales transactions.

-Provide existing and prospective clients with current industry and market specific information as it relate to their property.

- Provide a weekly/monthly tenant tracking sheet to owner

-Assist in the marketing of each property while providing timely updates to owner.

-Draft property valuation reports, including detailed financial analysis and narrative describing assets, trade areas etc.

-Coordinate the drafting of detailed Offering Memorandums for Listed Properties

-Spend one to two days per week on the road, becoming familiar with existing centers throughout the area

Qualifications:

- Real Estate License/ Brokers License

-Undergraduate Degree

- Demonstrated ability in sales and marketing with five years sales experience

- Strong writing and financial analysis skills

- Must have Commercial sales experience; preferably retail or national chain experience

Job Types: Full-time, Part-time

Pay: $60,000.00 - $80,000.00 per year

Schedule:

  • Monday to Friday

  • Johnstown, CO 80534: Reliably commute or planning to relocate before starting work (Preferred)

Education:

  • Bachelor's (Preferred)

Experience:

  • Sales: 5 years (Preferred)

License/Certification:

  • Real Estate License (Required)
