GENERAL DESCRIPTION:
The Maintenance Manager is accountable for achieving maximum uptime across all sites, prioritizing routine maintenance and proactive monitoring of the wash process. This role involves overseeing maintenance operations, collaborating with management to optimize processes, and necessitates strong attention to detail and self-motivation for independent work. Effective organization and quick, efficient handling of maintenance, repairs, and projects are vital to minimizing downtime. Staying abreast of industry trends and consistently striving to enhance wash quality and equipment performance are crucial. The ability to manage multiple priorities across various locations is essential for success in this role.
ESSENTIAL FUNCTIONS:
Maintenance:
· Travel between locations to perform routine scheduled maintenance per Open Wash
· Routinely check all bearings for excess grease
· Routinely check all wraps for proper swing and tension against the vehicle
· Properly plan for all scheduled maintenance to ensure optimal efficiency
· Keep detailed documentation on all maintenance and repairs.
· Proactively monitor all systems and make recommendations to management on upgrades and repairs.
· Monitor, record and maintain appropriate TDS levels on a regular basis to ensure water quality.
· Monitor all hydraulic and electrical systems for proper operations.
Chemical Management
· Manage inventory of chemicals and supplies for each location
· Complete biweekly chemical inventory and create regular orders for JBS.
· Routinely check chemical lines for leaks, cracking, or hardening
· Routinely check all metering tips and foot valves for property suction and operation
· Complete volumetric analysis regularly and maintain a spreadsheet documenting usage
· Ensure all sites always have a complete MSDS binder and eye wash stations.
· Always comply with all prescribed chemical handling procedures and safety guidelines
· Inspect all nozzles and foamers for proper chemical flow and titration.
Repairs, Upgrades and Installations
· Maintain an organized parts inventory management system to ensure appropriate items are always in stock, reordering as necessary.
· Develop, manage and oversee plan for all major repair projects
· Assist in the development of plan for all new equipment installations.
· Proactively order parts necessary to complete all repairs and installations in timely and efficient manner.
· Properly plan for all scheduled repairs to ensure optimal efficiency and limit downtime
KNOWLEDGE, SKILLS, AND ABILITIES:
· Ability to perform skilled work in the operation, repair, maintenance and adjustment of car wash equipment using various tools and machinery, in a fast-paced highly communicative team environment.
· Willing to learn and adapt new processes and procedures.
· Professional candidate with a strong work ethic and integrity
· Flexibility and willingness to be available on call occasionally for after-hours service calls
· Strong mechanical aptitude
· Problem-solving and decision-making skills, and the ability to perform work with a minimum or no supervision or assistance.
· Basic level of understanding of hydraulic and pneumatic equipment repair
· Ability to coordinate and communicate with general contractors and vendors as needed.
· Ability to read and interpret technical manuals, and instructions to install and troubleshoot repair equipment.
EDUCATION AND WORK EXPERIENCE
· High school diploma or vocational/Technical certification in Maintenance or related field or equivalent experience.
· A minimum of 5 years of work-related experience is preferred. Previous car wash maintenance experience is a plus.
· Experience in plumbing and electrical.
· Knowledge and proficiency in equipment repairs, electrical, plumbing repairs and maintenance as demonstrated by work history.
PHYSICAL DEMANDS:
· Must be able to perform physical activities such as lifting and carrying heavy items (up to 50 lbs.)
· Position involves working with various types of tools and equipment that may require bending, standing, climbing or walking.
· Position may involve working in non-climate-controlled environments.
· Working from heights and ladder
· Must be able to work safely in an environment containing cleaning materials using personal protective safety measures.
· Position holder must possess good driving record and a valid driver license to be able to go to different sites of the company.
Job Type: Full-time
Pay: $65,000.00 - $75,000.00 per year
