This is a District Manager position for a property management company that operates several properties in Southwest Little Rock, North Little Rock, Conway, and Hot Springs. These are low-income properties with a tenant base that can be challenging.

This is a start-up company so many of the employees and owners wear many hats. We are looking for a self-starter, as you will be learning about problems at the property level in real-time. If working longer hours than 40 hours a week, figuring problems out in real-time, traveling throughout the State of Arkansas, and managing people does not sound like something you would like or want to do, then we would recommend that you do not apply for this job.

This job has the potential to pay a high 5 figures within a short time and six figures within 3-5 years. To get to the six-figure salary point the applicant must take on responsibilities that are above the current position’s requirements.

Applicants need to know how to do the following items:

  • Organizing tenant files, violations, and leases within our Client Relationship Management Software (CRM).
  • Scanning documents via a scanning application on your phone or a scanner in the office.
  • Knowing how to operate Word, Excel, and all the Google Drive programs (Google Docs, Google Sheets, etc)
  • Showing vacant units at the properties, keeping units always locked, and being able to organize all the keys for all of the vacant units.
  • Being able to take clear pictures and upload those pictures into our Google Drive and CRM.
  • Calling and hiring contractors when work needs to be done at the property.
  • Resolve tenant issues and property issues. For any issues that cannot be resolved, there will need to be clear and concise communication with upper management.
  • Deliver eviction notices and other important notices to the properties. As well as be able to write notices for certain properties and catalog those notices into our CRM.
  • Be able to efficiently learn our CRM as you will have to submit multiple reports a week through it.
  • Walk through all vacant homes with Maintenance making a list of repairs needed and scheduling time home will be ready for move-in (if applicable)
  • Follow Company procedures for new resident move-ins and resident move-outs (i.e., lease agreements, rules, and regulations, proof of deposits, etc.)
  • Oversee maintenance and mobile home rehab procedures and follow through with the contractors.
