Looking for reliable, ambitious, long-term team member to join our work family!

This is for a newly build Luxury Apartment Community, downtown Bentonville, leasing lofts, apartments, townhomes and commercial spaces. Looking for a someone with classy customer service, leasing experience and leadership experience to tackle our small class A property of only 97 units.

SUMMARY

  • Remain fully accountable for all day-to-day property operations, overseeing and enhancing the value of the property.
  • Perform financial management regarding budget administration, net operating income, expenditures, accounts receivable, delinquency rates, and purchasing
  • Perform effective personnel management regarding selection, training, performance management, safety, coaching, performance reviews, and discipline.
  • Ensure the property is leased to the fullest capacity through effective sales and marketing strategies- occupancy and net leased should maintain 95% and higher at all times, performing leasing strategies and marketing with leasing professionals.
  • Manage social media and marketing platforms and maintain occupancy and net leased high and delequencies low.
  • Manage maintenance by attaining rapid turnover times, ensuring quality and quantity of make ready apartments, confirming prompt completion of service requests, ensuring proper maintenance of property appearance, and ensuring unit and property preventative maintenance.
  • Perform vendor management, file audits, evictions, application process and verification, accountability for residents, vendors, team and self, as well as overall property work performance and success.
  • Manage assets, keys, and emergency situations.
  • Comply with and ensure employees comply with all aspects of the federal Fair Housing Act, state Fair Housing laws, and local occupancy standards.
  • Adhere to all aspects of the Leasing Agent and Property Manager Training Manual, as well as the Human Resource

PHYSICAL EFFORT

Constant (90-100% of the time): repetitive motion hand movement, grasping, holding, finger dexterity, reading, writing, hearing, talking, standing, sitting. Example: Giving on-site and virtual tours, pass out notices, help maintenance, etc.

Frequent (60-90% of the time): eye-hand coordination, color distinction, visual inspection, measuring/assembling at distance close to eye, reaching, walking, climbing stairs.

Occasional (30-60% of the time): lifting 0-60 pounds, bending, squatting, crawling, climbing stepstools, extreme outside temperatures

Rare (0-30% of the time): climbing ladders, driving vehicle

EDUCATION & EXPERIENCE REQUIRED

At least two years of multifamily housing experience Fair Housing Laws known [preferred]

At least two years of supervisory experience [required]

High school graduate [required]

Able to work evenings and weekends [on occasion- required]

Competence in Internet search, math, and Microsoft Office Suite (Word, Excel, and Outlook)

Successfully pass a drug-screening test

Job Type: Full-time

Pay: $20.00 - $22.00 per hour

Expected hours: 40 per week
