CALIFORNIA COMMERCIAL INVESTMENT GROUP is Hiring a Regional Maintenance Manager - East Coast Near Chicago, IL

About the role:
As a Regional Maintenance Manager at CCI, you will be responsible for the overall maintenance and upkeep of a portfolio of properties within your assigned region. You are an experienced, confident and capable people leader, someone who is comfortable leading through role-modeling and influence rather than direct line management. You’re well versed in juggling multiple competing priorities and able to react and recalibrate quickly without missing a beat as situations evolve. You are passionate about real estate and property maintenance and driven by a desire to achieve the optimal balance between resident satisfaction, asset preservation, compliance (REAC/NSPIRE requirements) and financial performance.
You are a fast learner and an excellent teacher, able to quickly grasp new concepts and re-package that learning in ways that maintenance team members are able to absorb, embrace and adopt. You are comfortable with ambiguity and confident in making decisions, even with incomplete or imperfect information. You are an excellent communicator, able to interact with confidence and poise with internal and external stakeholders at all levels. You work well independently as well as part of a team to complete any task.
We are looking for a talented individual to manage our Eastern US portfolio. The position requires on-site presence for 3-4 days a week, for a duration of about 3 months, at our Grand Rapids, MI office. During this period, CCI will cover all of your travel and accommodation expenses if you are not local. We are ideally seeking candidates who are located near one of the following major airports: Newark, NJ; Philadelphia, PA; Pittsburgh, PA; Cleveland, OH; Columbus, OH; Indianapolis, IN; Chicago, IL; Detroit, MI; Atlanta, GA; Raleigh-Durham, NC; Washington, DC - Dulles (Northern Virginia). What will you be doing?
  • Leadership: Lead by example, displaying a strong commitment to CCI’s overall goals and business objectives and acting in line with our CCI Credo commitments to integrity, top-notch communication and excellence across all our business activities. You'll need to build strong relationships with your team as well as a variety of internal and external stakeholders, continuing to enhance CCI’s reputation as a leading property owner/operator and employer of choice.
  • Preventative Maintenance & Inspections: Regularly inspect all properties in your portfolio (including 100% of units) to ensure compliance with our standard. Use inspection software tools to document any findings and ensure timely resolution of issues.
  • Capital Works: Project Management of all capital works (excluding major property-wide rehab), including vendor management, progress reports. Develop scopes of work (SOW) for all needs identified and obtain vendor bids or estimates to inform budget and capital planning discussions.
  • Unit Turns: Inspect the quality of unit turns completed by the on-site team to ensure compliance with CCI’s safe, clean & well-maintained standard. Collaborate with National Maintenance and on-site teams to regularly update our design standards, ensuring products we are using in-unit are suitable for the application and cost effective.
  • Reactive Maintenance: Regularly monitor and report on productivity of on-site maintenance personnel. Coach, train and support on-site maintenance staff with particularly complex work orders, and outside vendor management where necessary.
  • Vendor Management: Develop Scopes of Work (SOWs), negotiate pricing and timeline, and assist with preparation of vendor service contract documentation for internal approval. Project Manage vendor progress against agreed timeline and ensure appropriate contract close out.
  • Compliance: Comply with all Federal, State and local laws, regulations, codes and standards to ensure successful outcomes from all required inspections and site audits (including but not limited to REAC/NSPIRE, lender inspections, city inspections, permitting requirements, etc.).

Additionally, we'd like to hear from you if you have:
  • 5 years’ experience in multifamily and/or senior housing maintenance, preferably leading a remote or hybrid team
  • 3 years’ experience with standard real estate software and mobile maintenance applications (Yardi, Microsoft Office 365 preferred)
  • Associate degree or equivalent professional experience preferred
  • Specific skills/certifications in one or more of the following trades preferred: HVAC, plumbing, electrical, boilers
  • Valid driver’s license along with good driving record and auto insurance
