About the Position:

The Assistant Property Manager is responsible for assisting the Property Manager in managing a 12-unit community is Le Mars, Iowa, two 20-unit and a 21-unit apartment communities in North Sioux City, South Dakota. These communities are designed exclusively for low-income seniors, aged 62 and above, or households with disability at any age. Experience in helping lease vacant units, knowledge in processing rent applications and tenant recertification, exposure to both Project-based Section 8 and LIHTC properties, as well as fair housing laws preferred.

Responsibilities:

• Assist Property Manager in preparing initial and follow-up correspondence on all matters relating to the property being managed.

• Assist the Property Manager in the collection of income and the management of expenses including tenant receivables and maintenance reports so as to produce the maximum economic benefit for the property.

• Administer the day-to-day implementation of a standard operating procedural manual.

• Assist Property Manager to process tenant recertification, including verification, certification, annual and interim recertification, and maintain leases as needed.

• Assist Property Manager in maintaining 100% occupancy of building at all times.

Qualifications:

• Property management experience preferred

• Section 8/LIHTC experience helpful

• Experience with Yardi is helpful

• Computer literacy required
