Property Manager

Abbington – Murfreesboro, TN

Burlington Capital Properties is looking for the right individual to fulfill an exciting and rewarding career opportunity in tax credit multi-family site management located in Murfreesboro, Tennessee. The experienced property manager must have demonstrated abilities in the areas of LIHTC management, leadership, financial reporting, customer service, and sales to be considered for this opportunity.

This full-time position requires availability Monday through Friday 8:30 AM to 5:30 PM, with some weekend and evening hours possible.

JOB DUTIES:

  1. Management of On-site Assets: Hiring & directing on-site personnel to fulfill functions of their job duties; by following and enforcing policies and procedures which enhance on-site operations; by monitoring overall day-to-day operations at the property; by monitoring revenues and expenses of the property.
  2. Resident Relations: Provide oversight of resident retention, leasing & marketing programs by initiating customer service strategies for current & potential residents.
  3. Financial Reporting: Compliance accountability for all LIHTC rules and regulations; Timely collection, deposit & record keeping of all monies; by approving & allocating expenses according to company guidelines & budget; by acquiring competitive services of vendors & following contractual procedures.
  4. Contribute to team effort: Accomplishing related results as needed, including special projects. Participation in manager conferences is required.

JOB RESPONSIBILITIES

  • Manage on-site assets by hiring, directing, and leading on-site personnel
  • Interact and communicate effectively with personnel, residents and prospective residents
  • Perform leasing functions including marketing, customer service, and resident retention
  • Demonstrate strong problem resolution skills
  • Monitor the daily operations of the properties
  • Provide oversight of resident retention and leasing functions
  • Perform the financial reporting function through timely collection, deposit and recordkeeping, expense allocation and adherence to budget guidelines
  • Compliance accountability for all LIHTC rules and regulations
  • Participate in meetings and annual manager conference as required

REQUIRED KNOWLEDGE, SKILLS AND ABILITIES

  • Minimum of two years Property Manager experience required
  • Minimum of two years experience with LIHTC housing required
  • Prior supervisory experience in a management position required
  • Minimum of three years of customer service experience required
  • RealPage experience preferred, but not required
  • Ability to follow directives and work independently
  • Ability to use computer and available technology to accomplish job duties
  • Ability to communicate effectively and interact positively with residents, employees, vendors and the general public
  • Basic math / bookkeeping skills
  • Organizational and interpersonal skills; ability to work as a team member.
