Brownstone Construction Group is Hiring a Project Manager Near Columbia, SC

Brownstone Construction Group (Brownstone) is a full-service Construction Management and Design firm headquartered in Columbia, SC, with additional offices in Charleston, SC, Charlotte, NC, Greensboro, NC, and Savannah, GA. Our promise to clients is to complete projects on schedule, on budget, and with superior quality.

Brownstone is looking for an experienced Project Manager (PM) who is responsible for developing the construction plan, organizing the delivery of all project components, coordinating with subcontractors, and executing the contract with the client. Our Project Managers are dedicated leaders, driven, and committed to our clients and partners, ensuring a quality project is delivered on time and on budget.

The Project Manager provides overall direction and leadership and owns project outcomes for complex projects and/or multiple projects. This position will fully implement and manage the operation and administration of assigned projects.

Position Responsibilities

  • Take responsibility for executing projects and managing and developing multidiscipline teams
  • Provide job site leadership in safety and quality
  • Provide oversight and leadership of preconstruction activities through coordination with owners, design teams, and subcontractors to ensure positive results
  • Maintain good relationships with owners, subcontractors, etc.
  • Completes scope review and bid analysis, including award of subcontracts.
  • Direct and supervise the work of project administration, project superintendents, and engineers to establish operational priorities
  • Perform contract preparation and negotiation, scheduling, budgeting, invoicing, and project quality control
  • Negotiates project issues, including change orders, contingency expenditures, and appropriate fee enhancements.
  • Identifies, understands, and actively manages project risks.
  • Implements and manages components of the operation and administration of complex and/or multiple construction projects.
  • Engages in business, industry, and community activities to build and strengthen external relationships.
  • Leads or provides support to senior management for preconstruction discussions with clients.
  • Understand the preconstruction process from the conceptual phase through GMP development.
  • Leads overall project closeout process using best practice standards, tools, and processes such as the close-out punch list, financials, subcontracts, warranties, etc.
  • Develops and updates project schedules for both preconstruction and construction activities.

Skills and Qualifications

  • Bachelor’s degree in construction management, engineering, or related field. Six (6) to ten (10) years of construction experience.
  • Proficiency in project management and accounting software. Proficiency in required construction technology.
  • Ability to work effectively and ensure that project deadlines are met. Superior computer skills, Microsoft Office (Word, Excel, and Outlook).
  • Strong math and analytical skills regarding cost and pricing.
  • Self-directed with strong organizational skills and attention to detail.
  • Ability to conduct effective presentations. Stellar communication skills, verbal and written.
  • Ability to apply fundamentals of the methods of construction management to projects.
  • Ability to manage budgets and generate future work through building relationships.
  • Ability to manage a project from start to finish. Ability to develop and manage a project team.
  • Ability to build relationships and collaborate within a team, internally and externally.

A valid driver’s license is required

Ability to travel locally and regionally

Job Type: Full-time

Pay: $80,000.00 - $100,000.00 per year
