Autism Breakthrough provides a range of tailored services to adults with autism and their families and serves as a resource for the broader community. This includes creating a community-based housing that serves adults with a diverse range of abilities. We are looking to contract with an experience Maintenance Technician for our 12 home/28 unit community in Knoxville. You must be licensed with the state of TN and have your own liability insurance.

Scope of Work:

The General Maintenance Worker will perform general maintenance and repairs for assigned equipment and facilities including plumbing, electrical, basic carpentry, heating and cooling, and other building systems.

Duties/Responsibilities:

• Complete common unit work orders
• General preventative maintenance and unit inspections
• Minor carpentry, plumbing, electrical repairs and troubleshooting
• Replacement and repair of household appliances and items (i.e. refrigerator, stoves, sinks, drains, toilets)
• Minor HVAC repair and special projects
• Light cleaning and pickup of grounds in accordance with safety and sanitizing protocols
• Troubleshoots issues to determine necessary repairs.
• Cleans and assists with upkeep of the units.
• Orders supplies and materials needed for repairs and maintenance.
• Prepare units for REAC inspections according to HUD regulations and guidelines.
• Performs other related duties as assigned.

Requirements

 Required Skills/Abilities:

• Ability to use hand tools and power tools.
• Excellent organizational and time management skills.
• Familiarities with REAC annual inspections.
• General maintenance, plumbing and electrical skills.
• Exceptional customer service skills and communication skills.
• Warm, outgoing personality.
• Knowledge of general carpentry and repair.
• Ability to use hand tools and power tools.

Education and Experience:

• High school diploma or equivalent required.
• College degree or certification preferred.
• Two (2) years’ experience in facilities maintenance, hotel or apartment community experience (preferred but not required).

Physical Requirements:

• Prolonged periods standing and walking.
• Must be physically able to climb ladders, bend, or crawl into awkward spaces.
• Must be able to lift up to 50 pounds at a time.
