Summary

Reporting to the SVP & Chief Accounting Officer, this position directs the organization's tax filings, IRS and state audits, tax notices, real estate tax appeals, taxable REIT subsidiary accounting and transfer agent relationships personally or through subordinate supervisors.

Responsibilities
  • Provides tax research, analysis, and technical advice on all tax issues and implements planning and restructuring projects to increase tax benefits.
  • Develop and maintain comprehensive multi-year tax provision and BIRT tax models.
  • Prepare quarterly tax provision and tax accrual and monitor all REIT qualifications and compliance including:
  • Dividend coverage
  • Asset tests
  • Income tests
  • Monitoring Impermissible Tenant Service Income (ITSI)
  • Prohibited transactions
  • Oversight and management of all tax returns (Federal, State, Local), tax filings (end of year dividend reporting, annual reports, franchise tax, gross receipts tax, etc.), tax compliance and IRS/state audits.
  • Responds and appeals tax notices from various federal, state, and local governments.
  • Prepare tax returns deliverables and monitor status (in conjunction with outside accounting firm).
  • Assist with income tax sections of 10-K financial reporting.
  • Oversee monitoring and compliance of legal entities.
  • Oversee fixed asset tax database.
  • Coordinate with external tax advisors on:
  • Assessing new tax legislation and providing guidance on applicability for the company
  • Preparation of quarterly income tax forecasts, estimated tax payments, tax withholding on dividends/limited partner distributions, etc.
  • Provide tax budgets and accruals to Accounting teams quarterly and annually for corporate and JV entities.
  • Oversees all Taxable REIT Subsidiaries for the company.
  • Acts as the contact with the company’s transfer agents in conjunction with preparation of the proxy, restricted stock issuance and dividend payments.
  • Directs and accounts for all equity instruments including options, warrants, employee loan shares, restricted stock, and partnership units.

Language Skills
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

Mathematical Skills
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, and percentages. Ability to apply concepts of basic mathematics such as fractions, percentages, ratios, and proportions to practical situations.

Reasoning Ability
Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

Education, Licenses, Certifications
  • Bachelor's degree (B. A.) from four-year college or university.
  • Five to seven years related experience and/or training; or equivalent combination of education and experience.
  • CPA required.
  • Experience reviewing partnership/JV agreements required.
  • Proficiency in partnership tax, REITs, acquisition & disposition structuring strongly preferred.
  • Commercial real estate experience a plus.
