ABOUT THE JOB:
Under the supervision of the Maintenance Superintendent, and/or Housing Manager, the Foreman will be responsible for overseeing a crew of Laborers. This includes assigning work orders to each Laborer on the crew, monitoring their progress on assigned tasks, and performing quality control checks to verify that the work is completed and done so correctly before signing off on their work orders indicating they are complete. The Foreman must be able to work both independently and with a group. Must possess the ability to give and take direction, deliver appropriate constructive criticism, maintain open lines of communication with their crew, and have an approachable demeanor with their subordinates, supervisor(s), and BHA tenants. Expected to fill-in for the Maintenance Superintendent when they are absent; displaying the necessary leadership skills to lead a crew of Laborers The Foreman may be required to work a flexible workweek, including weekends and holidays.

Duties & Responsibilities:

The requirements listed below are representative of the knowledge, skills, and/or abilities required. The below statements describe the general nature and scope of work being performed by this position. This is not a complete listing of all responsibilities, duties and/or skills required.

  • Acts as backup for the Maintenance Superintendent in their absences.

  • Responsible for assigning work orders to a crew of Laborers, ensuring their crew are working on their assigned orders, completing them properly and in a timely manner; and completing quality control checks on all work orders assigned to their crew before signing-off on a work order as complete.

  • Reports to the Maintenance Superintendent, or Housing Manager in the Maintenance Superintendents absence.

  • Keeping them informed of their crews performance, behavior, and other employee related issues, and participating in the disciplinary process as necessary.

  • Keeps development offices, community spaces, interior public spaces and grounds in a professional condition by supervising, and/or, performing the tasks of cleaning, washing, shoveling, sweeping, raking, and mopping.

  • Loads and unloads trucks with furniture, appliances, and various maintenance equipment and materials.

  • Cuts and waters grass, prepares and implements the watering and cutting plan.

  • Prepares areas for landscaping, spreads loam, seeds and fertilizes, prunes shrubbery and trees.

  • Supervises and/or performs pick and shovel work in grading and patching and digging up concrete and exposing water and sewer lines.

  • Inspects buildings and hallways for damage and replacement needs; performs building and grounds inspection reports; reports acts of vandalism to the immediate supervisor.

  • Inspects and cleans vacant apartments.

  • Performs minor repairs to stoves and refrigerators, such as replacement of handles, shelves, trays, knobs and gaskets.

  • Leads a team of Laborers to complete seasonal tasks including but not limited to seasonal cleanups, pothole repairs, snow and ice removal and leaf collection.

  • May perform minor maintenance repairs as assigned.

  • Investigates and responds to emergencies.

  • Operates a truck, snowplow, power mower, bobcat (must obtain appropriate licensure), jackhammer and heavier equipment as assigned.

  • Responsible for some tasks such as filling out forms, work orders and reports, utilizing various electronic and non-electronic devices; ordering and maintaining stock for seasonal activities.

  • Assists in preventative maintenance and prepares work orders as required.

  • Performs all other related duties as assigned.

Minimum Qualifications & Experience:

Able to work in a multi-cultural environment. Demonstrated organizational and time management skills. A high school diploma or GED is required, Vocational School preferred. Strong knowledge of building trades is desirable. The ability to follow and give instructions verbally and in writing. Must be a self-starter, have the ability to utilize good judgement, and have good communication and interpersonal skills. Must possess and maintain a valid Massachusetts Driver's License and Hoisting License (obtained within six (6) months of hire or promotion). Must be knowledgeable in landscaping practices and techniques. Should have the ability to perform basic math calculations. The ability to set priorities and work independently and efficiently to manage individual responsibilities, as well as, ability to work collaboratively and proactively as a team player to achieve team goals. Ability to relate positively to the public and the commitment to working in a community that values diversity. Willingness and ability to accept a wide range of multiple responsibilities, tasks, and interactions in a challenging and often stressful office environment that is fast-paced, while remaining attentive to accuracy of work. Must be CORI certified.
