Blue Sky is a rapidly growing property management company based in Muncie, Indiana that focuses on premium single-family housing and multi-unit apartment buildings. With our recent growth to over 1,000 units in our portfolio in East Central Indiana, we are looking for talented, experienced maintenance technicians to join our dynamic team of professionals. Multiple Maintenance Technician positions are available.

Director of Maintenance Job Responsibilities

• Responsible for assigning work orders for tasks related to the physical maintenance and repairs of the assigned homes or apartments utilizing work order related software
• Preparing quotes for remodeling work
• Overseeing common household repairs such as doorknobs, blinds, light plumbing, light electrical, painting, drywall, etc.
• Ensuring repairs to potential safety hazards as they become known.
• Ensuring Maintenance Technicians are applying preventative measures to the homes and apartments to reduce the risk of future problems.
• Ensuring a quick response by the Maintenance Technicians to emergency situations
• Establishing and maintaining all equipment, tools, supplies in stock and inventory.
• Assisting with controlling expenses associated with the home or apartment.
• Inspection of projects upon completion
• Represent the company in a professional and courteous manner when interacting with tenants, owners, co-workers, vendors, etc.

Working hours are expected from 8:00 – 5:00 pm Monday – Friday.

Overtime could be required in certain circumstances.

Director of Maintenance Qualifications and Skills

• 5 years of related work experience or technical training.
• Ability to understand instructions (both written and oral)
• Excellent interpersonal skills with an ability to insure trust
• Must be safety-conscious
• Capable of doing extensive walking, climbing of stairs and ladders and lifting 50 pounds by applying proper body mechanics
• Ability to listen to tenants, owners and supervisors
• Ability to quote remodeling jobs
• Ability to supervise and assign work to Maintenance Technicians
• Ability to inspect projects for completion and track job progress
• Basic computer skills and ability to learn job-related software
• Have working knowledge of tools and their proper use
• 24-hour availability for emergencies and as part of on-call rotation
• Must have valid driver’s license and reliable transportation

Education, Experience and Licensing Requirements

• High School diploma, GED, or equivalent
• Prior experience supervisory experience in maintenance preferred
• Experience in property management industry a plus
• Skilled labor certifications a plus (licensed in plumbing, electrical, or HVAC)

Job Type: Full-time

Pay: $26.00 - $29.00 per hour

Expected hours: 40 – 45 per week
